Regulation of residential land price is the base of urban land price management. Learning the rules of the spatial variation of residential land price, and regulating the land price scientifically is good for urban sustainable development. Urban residential land price is an interaction of various factors, which has spatial correlation and heterogeneity characteristics. Study about the spatial variation and influencing factors of urban residential land price, will help us to regulate urban residential land price reasonably.This paper has residential land price of Cangzhou as the research object. Through some field researches, this paper analyzed space variation pattern rule, has established the Hedonic model and the GWR model, combining GIS spatial analysis method, by scientific selection and quantitative analysis of influence factors and its relations with urban residential land price, and raised the regulation measures to ease the spatial imbalance of the residential land. The main research contents and conclusions are as follows:(1) has revealed the spatial distribution and the characteristics rule of residential land price of Cangzhou. Through the behavior of spatial distribution of prices, the conclusion is that residential land price of Cangzhou is an inverted "U" type distribution both on east-west and on north-south direction: price declines from the city center zone to surrounding zone, price on the west side is higher than the east side.(2) has revealed the spatial evolution of residential land price of Cangzhou by the establishment of its digital land price model, of 2007-2009 and 2010-2013, using the GIS spatial analysis tool. The comparative result shows that: the residential land price distribution is obviously centripetal and location relevance; high price areas transfer from the east to the west; residential land prices develop from single center to multi center with the emergence of regional vice center; the residential land price has an obvious difference between the east and the west of the railway.(3) has analyzed quantitatively the relation and rule between the influencing factors and residential land prices, by the establishment of Hedonic model and GWR model. In the Hedonic model and GWR model, the city center, roads, schools, parks, canal and the hospital have been selected as the main influence factors of residential land price, and the analysis is quantitative. Model test results showed that, GWR model has a better goodness of fit than Hedonic model. The results of GWR model indicate: the central business district has a positive significant influence on land price, the main roads, schools, parks respectively are different degrees of impact on residential land price, and the influence of each factor has some spatial variation. The canal and the hospital mainly have negative effects on residential land, the lack of regular distribution in space.(4) has proposed the regulation measures to ease the spatial imbalance of the residential land price, and forecasted the future trend of the residential land price, based on the land price monitoring data. Results showed that, the spatial imbalance of residential land price is more obvious under the urban planning, and the regulation can ease the spatial imbalance of the residential land price.
