Land is one of the basic elements of economic development,and land price is the core issue of land management.Urban residential land price shows a certain law of change in time and space which affected by a variety of economic and social factors.This paper aims to explore the variation pattern and temporal and spatial evolution characteristic of residential land price in Beijing,identifies the characteristic factors that influence land prices and measures its influence degree,understands the formation and change mechanism of urban residential land price variation,finds the characteristics of its variation.It has a practical significance for the healthy development of land market in Beijing,urban population distributing,the government's macro-policy regulation,and so on.Based on the basic theories like rent theory,location theory and urban spatial structure theory,and analyzing the spatial and temporal differences of urban residential land price in theory,this paper uses exploratory spatial data analysis and characteristic price model to empirically analyze the open residential land transaction data by bid,auction and listing in Beijing from 2006 to 2015.The results show that there has spatial correlation and differences of residential land price in Beijing.This paper uses the Kriging interpolation method to establish two digital land price models in Beijing from 2006 to 2010 and from 2011 to 2015.It is found that the spatial variation of residential land price in Beijing has these following characteristics: First,the distribution of the law is lower in the south and higher in the north,extends to the east,west and north wholly,and the gradient of variation is smaller,the southern decays faster.Second,residential land price's declining phenomenon from the single center to all around is increasingly irregular,there are several high land prices variation points including in an area bordering Chaoyang District,Changping District and Shunyi District,and the eastern part of Changping District and Fangshan District,and so on.Land price rise range extends to the north,east and southeast.And then using the logarithmic characteristic price model to identify and measure the influencing factors of residential land price in Beijing.The results show that the shortest distance from residential samples to urban and commercial centers,subway stations,primary school,middle school,hospitals and green spaces and time factor are negatively related to residential land price,and the biggest price elasticity is the shortest distance from the hospital,and the price elasticity of middle school is the smallest.Residential land prices are more sensitive to time and rising obviously.Finally,the paper puts forward some countermeasures and suggestions for the development of residential land market and population distributing in Beijing.
