The real estate industry had not come into being in China before long, the theoretical research that discloses the internal links of various elements in and law of the development of China's real estate industry is still in initial stage, the relative theoretical studies have lagged behind rapid development of her real estate industry, and there exist great differences in understanding of some fundamental categories of development of China's real estate industry. The relative theoretical studies that have fallen behind development of the real estate industry itself, thus, have failed to provided effective theoretical guidance for successfully resolving the various real issues such as structural out-of-balance, unbalance between supply and demand, relative backwardness of the relative system of the state, and inability to conduct proper and forceful macro-regulation that exist in the process of development of the real estate industry. Whit are the factors leading to the backwardness of the relative theoretical studies that are based on and closely linked to the practice of real estate industry? One of the major factors responsible for such a theoretical backwardness is the shortage of the elementary tool-real estate index and real estate industry index system-mat is necessary for recognition of the operational law of China's real estate industrial economy.According to the view point of Marxist materialist dialectics, one has to following the law of knowledge from perceptual knowledge to rational knowledge, from individual to general knowledge and from specific to abstract knowledge, and the law of integration of quantitative analysis with qualitative one if he wants to have scientific research and know the essence of objective world. Any index is a numerical reflection of social and economic phenomena. An index shows thequantitative and qualitative character of a certain social and economic phenomenon. An index is an indicator of the degree of productivity. Index system is an integrated whole consisting of a series of mutually related and mutually complemented indexes. Therefore, indexes and index system of real estate industry must be established in China if we want to look in perspective at internal logic and external functional framework of the real estate industry in China's economic development, and objectively, truly and ail-roundly disclose the internal relations and law of operation of the real estate industry.The existing statistic index of real estate development has developed from former fixed assets investment statistics that had been based on the experience of the former Soviet Union and aimed to serve the centrally planned economy. By 1996, the idea to establish index system of our real estate industry had been formally proposed in the National Plan of Development of Real Estate Industry Statistics. As a result, theoretical researchers have become aware of the shortage of the relative data for their research, which, they have realized, has resulted from the fact that China is void of the indexes and index system of operational figures of the real estate economy. Therefore, it is of vital significance both in theoretical and practical dimensions to establish index system for real estate industry in China.However, as real estate industry is a closely integrated whole of non-material productive sector of various elements and various layers, and the various elements concerned and phenomena in the activities of the real estate industry that are related to each other and condition each other make up a relatively huge complex, this assay, firstly, on the basis of a rational understanding of real estates and real estate industry, applies a series of theories in relation to development of real estate industry to study and analyze in detail the situation of the operation of our country's real estate industry, and tries to apply the theories of systematicness and Marxist reproduction to understand the internal logic and external functional framework of teal estate industrial economy from various an...
