Sustainable development is an important issue about which the world is heavily concerned. The real estate industry is a basic, leading, and pillar industry. Research on how to keep this industry sustainable, beneficial and steady will be real and practical.This dissertation on bases on the abundant literature of sustainable development theory, journals of real estate management, some relevant dissertations and a wide investigation and research. The author analyzes the major factors in the sustainable development of the real estate in order to seek for the ways to keep the industry sustainable and establishes a suitable index system to assess the ways. The major points are: ① The number, quality, structure and distribution of population are analyzed in this dissertation. The author states that if the real estate is to develop sustainably,family plan should be taken to control the population; quality of population should be enhanced to guarantee techonological innovation; and population structure and its distribution should be improved, especially the proportion of urban population and rural population.② The author analyzes the utilization of land,the models of urban land utilization and the process of land exploitation, and puts forward a systematic sustainable utilization of land.③ The author analyzes the environment and its influence on the real estate industry and purposes that the development of land should harmonize with environmental reservation, and that green cities should be a harmonized pace for human and nature. In doing these, the people should change their management conceptions and restructure the industries and reinforce the development of legal framework to protect environment.④ Financial factors on the real estate are analyzed, especially the influence of economic fluctuation on real estate cyclical changes, and the author proposes that the real estate shoud be kept at a relatively large scale. Macro management should be enforced to cultivate and perfect the real estate industry. The self- regulation system of the real estate industry sould be perfected to improve its capabilities to adapt to thefluctuation of the market, and financial control should also be improved to guarantee the order of this industry.⑤ The author also analyzes the shortcomings of the current real estate and the influence of some relevant rules and regulations and puts forward the means to reinforce the urban housing reforms.⑥ The author establishes an assessment index system of real estate on the framework of sustainable deveolpment of "21st Century Agenda of China", and he also introduces the utilization of the analytic hierarchy process (AHP) in the assessment of the sustainable development of the real estate industry.
