Study Of Factors Which Affect Land Price

This study focuses on the micro factors, especially the context of regional economic integration, regional factors within the urban land prices and the resulting mechanism of the regional differences in land prices within the city of Theoretical and Empirical Study .Compare the first-tier city, the second-tier city, the third-tier city and the fourth-tier city.to make sure the same factors determine the different types of cities in the influence of the similarities and differences.Methodology and research findings are expected to have a new breakthrough.Based on the research status at home and abroad, this dissertation analyzed the land rent and land price theory of classical political economic theory, vulgar political economy theory, modern western economic theory, and Marx's land rent and land price theory, location and land price theory, other correlative land price theory, then discussed the macroscopic factors which affected the formation of city land price, that is the city land use system, city planning, city growing and the integration of urban and rural areas, tax structure, city operation, and emphatically discussed the microcosmic factors which affected the formation of city land price, that is individual land parcel factor, location factor, neighborhood factor, land speculation factor, psychological prediction factor and'Herd Effect'factor. Finally, based on the arrangement of statistical data, and through the analysis of the form data and using the SPSS statistical analysis software, this dissertation analyzed the association degree of every factor. The conclusion of this dissertation is:Firstly, in the formation of the city land price, all the six factors that is individual land parcel factor, macroscopic policy and government decision have obvious relativity with the city land price. In which, the association degree of the location factor, neighborhood factor, land speculation, psychological prediction and the formation of the city land price all exceeded 0.6, showed obvious relativity, and the association degree of macroscopic policy, government decision, individual land parcel factor and the city land price showed relatively lower relativity.Secondly, the same inner factors of the individual land parcel factor in the formation of the city land price have different effect. The sharp of individual land parcel nearly has the same effect on the city land price. The natural condition to the city land price in the four kinds of cities has highly consistency effect. But the area and planning of individual land parcel to the city land price have very different effect.Thirdly, the inner factors of the location factor in the formation of the city land price, the influence factor of CBD and traffic factor of city have more effect on the city price in the first-tier city and the second-tier city than in the third-tier city and the fourth-tier city, and the importance showed descending. The effect of compact factor in the first-tier city, the second-tier city and the third-tier city is very obvious, but in the fourth-tier city, the effect is very feebleness. The effect of location purchasing power on the city land price is much more obvious in the first-tier city and the second-tier city than in the third-tier city and the fourth-tier city.Fourth, the inner factors of neighborhood factor in the formation of the city land price, the environmental factor, city municipal establishment factor and the surrounding inhabitation factor nearly have the same effect in the first-tier city, the second-tier city, the third-tier city and the fourth-tier city. In which, the environmental factor and city municipal establishment factor to the city land price have the highest effect, and the surrounding inhabitation factor has the lowest effect. In the nine subdivision factors in the three kinds of factors, that is environment pollution, traffic noise, school, hospital, garden, green area and social class distributing status, the environment pollution has the highest effect to the city land price, and then is school.Fifth, land speculation shows obvious relativity with the city land price, but in different kinds of cities, there has great difference effect on the city land price. In the first-tier city, land speculation has been seriously affected the city land price. In the second-tier city, land speculation has obvious effect on the city land price, but not very serious as the first-tier city. In the recent years, land speculation has been strengthened in the third-tier city, and the effect to city land price is increasing. In the fourth-tier city, the land speculation is still not very serious, and these cities are not the important place of land speculation organization. But along with the reinforcement of macroscopic adjust-control policy of our country, land speculation capital will probably transfer to the third-tier city, and will probably affect the fourth-tier city.Sixth, psychological prediction factor has obvious relativity with the formation of city land price, but this factor to the city land price in the third-tier city and the fourth-tier city is much higher than in the first-tier city and the second-tier city. On the other hand, there shows a contrary trend on the increasing extent. In the third-tier city and the fourth-tier city, there expect a small extent in the city land price, and the desire is much higher than the first-tier city and the second-tier city. But in the first-tier city and the second-tier city, there expect a high extent in the city land price, and the desire is much higher than the third-tier city and the fourth-tier city. Seventh, in the macroscopic factors which affect the formation of city land price, the city land use system and city planning has little effect on land price of the first-tier city, and its effect on land price of the second-tier city is increasing, at the same time, its effect on the land price of the third-tier city and the fourth-tier city is much strengthener than the other kinds of cities.Innovation of this paper is:Firstly, the choice of statistics and analysis of samples with a certain innovation. This is not as academic as the existing research, choose a city to study, but were chosen representative of the line, second and third line and fourth tier cities in one, both in the choice of representative samples.Secondly, the regional economics and econometrics combined. Regional Economic Integration in Metropolitan Areas of the environment, select one of the four cities, through the relevant statistical data and field research method of combining data on the survey form for visual analysis of data processing based on statistical analysis using SPSS and EVIEWS Software, four categories of urban land price of the main factors of the correlation analysis, comparison of the two dynamic form of urban land prices on the overall cognitive factors.Thirdly, a comprehensive analysis of land price formation of the macro and micro factors, particularly the strengthening of the micro factors in the dynamic analysis of the formation of the new period of urban land prices overall cognitive factors.Compared with previous studies, the academic significance of this study is mainly reflected in the following three aspects.Firstly, regional economics and econometrics combined. The rapid development of regional economic integration, economic background, regional factors within the urban land prices and the resulting mechanism of the regional differences in land prices within the city of theoretical and empirical research, for the establishment of a regional unified theory of land markets The preparation has become a critical issue in the current theory.Secondly, build and verify the prices on the factors of land price model. Construction of China's urban land price factors hedonic price model, and gives practical measurement standards in line with China to further enrich and develop the urban land price of Empirical Research.Thirdly, the same factors discussed in the four cities in different effect size.
