Research On Utilization And Planning Of Rural Homestead Under The Urbanization

Under the basic farmland protection system, how to solve the contradiction between urban construction land and grain land is the issure that both the central and local government are concern and controversial. Hence, local governments have done a lot of public and private discussion. According to Ministry of Land and the data statistics, while the total area of rural residential land approximately 16.8 million square kilometers. So, if the resources in rural homestead was utilizated intensively and efficiently, it can not only solve the current huge demand for urban construction and land use issues, but also to maximize the benefits of rural residential land use.Based on the above bacsic round, this paper proposes the utilization of rural residential land and planning studies to solve the conflicting between the increasing land of urban construction and protecting the agricultural land.From a macro level, firstly, this thesis studied the China's urbanization and the final layout of the total construction land. Secondly, this thesis studied the China's agricultural land. Thirdlly, this thesis studied the total amount of the rural homestead in the status and utilization prospect. And to make efficient, intensive, comprehensive utilization of rural residential land, it not only can improve the lives of farmers living conditions, but also can make some homestead, for reclamation, increased farmland. Through the establishment of a unified land market, the implementation of rural-urban construction land exchange, the stock of land use in rural areas, an effective solution to China's urban construction land shortages.From a micro level, this article is based on the existing research, learning from the resource - Industry Studies - Economics point of view, through the utilization of rural residential land analysis and planning for the construction of new rural financial bottlenecks, studying in the five areas. Firstly, global planning was based on the county economy as a unit and to propose and impleMent "planning ahead" concept.Secondly, according to town planning, combined with the layout of villages and industrial development, the county's villages scattered throughout the village and the implementation of withdrawal, and the formation of large towns the population is relatively concentrated, flat housing reformed into the building, to replacement of a large number of the homestead free. In the construction process, we must be with the support of Bank of bridge financing, to achieve small towns. Thirdly, throughout the whole county of idle land consolidation and reclamation homestead were scattered, and then replacement of land and off-site on behalf of the security indicator will focus on replacement housing sites scattered to the county economic development around the urban construction land into. Fourth, the urban construction land carry out move, shoot, hang and move into the secondary market to make money, and pay back the early repayment of bank bridge loans, to crack construction funds'problems. Fifth, practice?research is on the basis of this system and an example of a county practice of new rural construction, to combine the theory and practice, and in order for the construction of new countryside in China to provide some suggestions smooth and inspiration.Finally, this thesis from the perspective of empirical research, combined with Sixian new rural construction, the author participated in their rural homestead utilization and planning, theory with practice, and empirical studies, to our homestead for the comprehensive utilization of useful attempt.
