Urban land using is a complex process in the field of nature, economy, society and institution. It is a combined result of the interaction between human activities and natural environment in a particular stage of geographical environment, economic and social development.The relevant features of transition period includes urban land expansion, upgrading of industrial structure, population concentration growth, urban governance reform and institution system innovation. These aspects are closely linked and mutually influenced.Recently, the process of transformation of urban space lags behind social and economic transformation. Evolution of urban land use characteristics reflect the variability. There is coexistence of resources scarcity and extensive using. This urban land use pattern affects the improvement of city operating efficiency and its sustainable development. Contemporary, its related strategy formulation lacks scientific basis.Under this background, this research's general targets are as follows:synthesis using discipline theory and computing technique of land resource science, urban geography, urban planning, urban economics and so on, based on the angle of view of social sciences analysis, through establishment the framework of analyzing the spatial restructuring effects of urban land use in the transition period, focused on the aspects of resource allocation, governace structure, and institutional environment, searching the deep-seated reasons of inefficient use of urban land resources, looking forward to providing theoretical support and scientific basis to the spatial allocation and its institution design of urban land resources in the period of rapid urbanization.Along the core analytical framework, the main content of this research is as follows:Chapter 1 conducted a pilot study of the spatial restructuring effects of urban land use, including research background, research significance, research methods, technical route, research innovations and so on. This chapter proposed the overall framework of the research in order to discuss the necessity and importance of this research, and puts forward the deployment of the research.Chapter 2 systematic sort out and summarize relevant research at home and abroad, including related concepts, the spatial connotation and models of land resource using, the spatial form and its evolution of urban land using, industrial restructuring, governace structure and institutional environment. This part analyzes the above impacts, and defines the starting point of this research.Chapter 3 makes a multi-dimensional thinking on urban land use from four aspects of economy, space, governace and institution, and explains the richness content of urban land use. It makes an multiple-levels understanding of "efficiency" in the urban land using. On this basis, it proposes the basic orientation of proposed research, and establishes the integral framework of analysis, including the scales of analysis, research hierarchy, research methods and research indexes.Chapter 4 analyzes the level of efficiency of resource allocation, that is the spatial effects of economic restructuring. This chapter establishes theoretical relationship between urban land use and economic growth, and analyzes the spatial effects of urban land use and the factor efficiency of urban economic growth. It makes use of spatial autocorrelation model to identify the spatial patterns of economic output and factor efficiency of urban land use. On this basis, it explaines the influencing factor and mechanism of action.Chapter 5 analyzes the level of efficiency of spatial restructuring. This chapter makes theoretical and empirical analysis on the evolution of internal spatial structure and external spatial structure. Theoretical analysis focus on the characteristics and the evolution process of urban internal and external spatial structure. Based on the case study of Hangzhou, empirical analysis focus on the spatial structure evolution pattern of urban land use in the transition period. It makes use of location entropy and spatial analysis to summarize the law and development trends, and then proposes optimization strategies on the spatial structure.Chapter 6 analyzes the level of efficiency of spatial planning control. Based on the case study of Beijing, it puts forward the efficiency paradox between "planning ideal" and "the reality" in the transition period. In this part, the research uses the methods of interpretation of remote sensing and landscape index, establishes the index system of spatial planning logic. Then, it analyzes the spatial and temporal disparities of the control effects in the six planning cycles of Beijing master planning, and summarizes up the reasons and mechanisms.Through the former three parts of resources allocation efficiency study, the research puts forward the importance of the governace and the decisions in the urban land usem, namely needs to enter the analysis level of governace structure.Chapter 7 analyzes the level of governace structure. Firstly, this part summarizes the evolution of governace structure of urban land use. And then, it puts forward the interest conflicts phenomenon in the urban spatial resource allocation from the spatial plan angle of view. Secondly, it makes up a conceptual model of urban land resource allocation. By comparative analysis, it explains the evolution features of governace structure from the theoretical point of view. Contemporary, this part puts forward suggestions for improvement from aspects of spatial decision conception and technique. Finally, according to governance problems, it leads to the research of "code of conduct" (the institutional environment).Chapter 8 analyzes the level of institutional evironment. On the basis of general theory research of institution analysis, this chapter puts forward the institution analysis framework of urban land resources allocation. And by applying this framework, it summarizes the defects in China's current institutional environment. From theoretical comparative perspective and spatial effects perspective, this part analyzes the spatial restructuring effects of urban land use brought by institutional environment. Finally, adopt international experiences, improvement suggestions for institutional environment construction are put forward. Chapter 9 is the overall summary, including important conclusions of each part, and puts forward the prospect of research.The possible innovations in this research are as follows:(1) This research established the analysis framework of spatial restructuring effects of urban land use in the transition period. From the internal logic relationship and interaction mechanism between resource spatial allocation, governace structure and institutional environment, this research linked the efficiency of these three analysis levels together, and makes it a systematic and integral framework.(2) This research systematic revealed the evolution pattern of urban land resource allocation in the transition period. From perspectives of micro effects of economic spatial restructuring, internal and external spatial structuring effects and spatial planning control effects, it carried on the theoretical derivation and the empirical analysis. It also comprehensively explored the evolution mechanism and the restructuring mechanism, and analyzed the problem in urban land use from different depth and dimension.(3) This research put forward the analysis methods of governace structure based on the decision network. It can explain the uncoordinated problem in the spatial resource allocation, through establishing the conception models of governace structure based on the decision network in the different periods and making both qualitative analysis and quantitative analysis.(4) This research discussed the analysis framework of institutional environment in the urban land resource allocation based on the IAD theory. This framework provided clear train of thought and comprehensive explanation strength in the institutional environment of urban land use, and is also helpful in distinguishing its flaws.(5) This research used the multi-domains and the discipline overlapping analysis method. Because it is a multi-dimension research, the research used many analysis methods, such as theoretical derivation, model estimation, spatial analysis, decision networks and comparative study. And these method are related to land resource science, urban economics, urban geography, urban planology, institutional economics and science of public management. The research made every effort to deductive the theoretical derivation, enhances the research persuasion and verify the conclusions by analysis method innovation.
