With carrying the urban housing institution reform forward, housing real estate plays more and more important role in the social economy. Its fluctuation affects not only Chinese national economic development speed and level, and economic and financial safety, but also living level of residential households for its wealth effect. Thus, many scholars, entrepreneurs, government officials and medium make much attention to housing price of our country. Nowadays, they have realized that the influential factors of urban housing prices are the key of making the sensible decision. However, Chinese scholars'researches mainly focus on the qualitative analysis, lack of the quantitative analysis on the problem. Thus, the influential factors of urban housing prices are still not obvious in Chinese housing market. In the background, regarding urban housing prices as the object of study, connecting theoretical analysis with empirical analysis, the paper tries to study the influential factors of housing prices variation, the work itself is a meaning thing.On the basis of studying, summarizing and absorbing the foreign relevant achievement in the research field, combining with the reality of Chinese housing real estate market, this paper focuses on the factors influencing housing prices of our country from the comprehensive and partial views. It's divided into eight parts altogether.The first part proposes the issue, the main contents and defines the basic conception of this research field and the methods of research, thus offers the theory foreshadowing and the analytical prerequisite for following research. In the second section, the paper reviews a great deal of relevant literature documented in journals home and abroad from the theoretical and empirical viewpoints. In addition, the section analyzes its current situation and insufficient studied and brings up further research problems in the paper.In the third part, the paper analyses the mechanism of the decision and influential factors of housing prices. Beginning with the decision equation of housing asset's pricing, the paper points out that the shock of external macro-economy, the adjustment of internal supply and demand relationship and expectation of economic subject are the main reasons resulting in the housing price fluctuation.In the forth part, the paper analyzes the common characteristics of housing market...
