Urbanization become the most tremendous influence to social economy developing process in 20th century. The urbanization not only is the process which the population and the element of production gather to the city, but also is the city increases, the region scale expansion in the spatial, the function and the facility consummation as well as the city economy, society, science technology, culture and so on. The world urban population grows mainly concentrates in the developing country; China has become the important propeller in the world urbanization. The Chinese urbanization level enhanced from 17.9% in 1978 to 43% in 2005, the urban population achieves 562 million people. But with fast urbanized advancement, many issues have emerged: Only attention the land expands, the land utilization is extensive, lacks the explicit urbanized development plan, and not has the concrete implementation strategy and the implementation step. On the other hand, the real estate industry plays to the positive role in improving industrial and economic structure, drawing demand, expanding employment, and so on raising lives level and promoting urbanization. However its development history is short and insufficiently experienced, issues have emerged: The real estate investment grows excessively quickly, and its structure is unreasonable, the real estate price is high and affects the inhabitant purchasing power, the massive lands unused with the waste."Advances the urbanization with steady steps" as Chinese economy development basic strategies, obtains all of governments approval; And the current real estate industry healthy develop also is the focal point which the government, the academic theorists and even the common people pays attention extremely. The research which carries on separately is countless, but it lack the urbanization and the real estate industry development organic synthesis research, it will cause the real estate industry developmental strategy, the policy measure and the urbanization strategy, unable fundamentally to solve the existence problem, both hindrance to urbanization with steady steps and the development of real estate industry continually and healthy.This dissertation proposed the countermeasure for the urbanization and the real estate industry interaction harmoniously develop, in view of the current urbanization in expanding excessively, lacking the reasonable plan and using land in extensive as well as the real estate industry disorder development and so on the realistic problems. This research may avoid the oversight in policy formulation process. The role is no need to doubts in developing the present China economic.
