Study On The Influence Of The Speed And Quality Of Chinese Urbanization On The Real Estate Industry

The development of urbanization is mainly reflected in speed and quality. With the accelerating of urbanization speed and the improvement of urbanization quality, the demand for real estate increases gradually, this drives the sustainable development of the real estate industry. In order to achieve the coordination of Chinese urbanization and the real estate industry, we should control the scale and speed of the development of real estate industry reasonably.This paper analyzes the influence of Chinese urbanization on the real estate industry comprehensively from the speed and quality of urbanization, the main contents include the following chapters.Chapter 1 analyzes the research background, the research significance and the present research situation at home and abroad about the influence of the development of urbanization on the real estate industry and elaborates the main contents, research methods and innovation of the article.Chapter 2 limits the concept and connotation of urbanization, analyzes the speed and quality of Chinese urbanization. The analysis of the speed of urbanization includes both the rate of urbanization and the number of urban, the analysis of the quality of urbanization includes the connotation, the evaluation indicators and evaluation methods and problems in the development of the quality of Chinese urbanization.Chapter 3 elaborates the important position and role of the real estate industry in the national economy, analyzes the present situation and the main problems in the development of the real estate industry.Chapter 4 analyzes the influence of the speed of urbanization on the real estate industry with co-integration test and granger causality test. From the test we can draw a conclusion that the speed of Chinese urbanization is the granger cause of the demand, the price and the investment of the real estate, namely, the speed of Chinese urbanization has significant influence on the real estate industry.Chapter 5 selects the indicators of the quality of urbanization related to the real estate industry and evaluates the comprehensive level of the real estate industry with principal component analysis. Then it uses the selected indicators of the quality of urbanization as independent variables and the comprehensive level of the real estate industry as dependent variables to carry out path analysis, which can reflect the direct and indirect coefficient relations between the quality of urbanization and the real estate industry and establish the multiple regression model to analyze the influence of the quality of urbanization on real estate industry.Chapter 6 summarizes conclusions of the article and puts forward recommendations to promote coordination of urbanization and the real estate industry.
