Land is the most fundamental element of production, and the land issue is one of the most fundamental socio-economic problems, to which the utilization of land resource is the direct performance of socio-economic activities. At present, China is in high-speed urbanization development stage, and rural-urban land conversion is a compulsory economic phenomenon, which satisfies the needs of economic development. At the same time the Chinese government must make the reasonable balance and coordination about rural-urban land conversion according to the many people with too little land and the scarcity of agricultural land resources. To regulate rural-urban land conversion rationally and orderly, we should find out what the influencing factors are, understand the dynamic relations between rural-urban land conversion and dominant factors, inspect the behavior of the conversion subject, and analyze the land price in urban-rural eco-economic fringe. It is precisely based on the consideration of these issues that the dissertation combines normative analysis and positive analysis, uses management, new classical economics, economics of information, and econometrics as well, analyses the supply and demand issues of rural-urban land conversion. The dissertation is composed of 8 chapters, provide as follows:Chapter 1 introduces the backgrounds and the significance of the research, the definition of related concepts, presents research methodology, research content, and major research ideas as well.Chapter 2 summarizes the relevant theory, the research progress in this field and makes the comments about them. Firstly, the chapter states the following important theories: location theory, land rent theory, supply & demand theory, regulation theory and game theory. Then it reviews the research progress of rural-urban land conversion in domestic and overseas comprehensively, makes the comments to the existing research, and points the shortage and the further research content, which provides the base for the research of thesis.Chapter 3 is a static analysis of general influencing factors of rural-urban land conversion. In this section the factors are classified into three sorts: the economic factors, the social factors, and the institutional factors, these factors influence rural-urban land conversion separately through supply and demand. Based on theoretical analysis, the empirical analysis is carried out by ridge regression using the data of provincial level between 1999-2003, then the regression results distinguish affecting factors of rural-urban land conversion and provide meaningful references for how to coordinate and regulate rural-urban land conversion.Chapter 4 is a dynamic analysis of dominant influencing factors of rural-urban land conversion. It is well known that rural-urban land conversion is closely related to urbanization and economic growth, and the study of chapter 3 further approves the strong correlation between them based on the domestic researches. However, the exact relationship between them has not revealed. This section uses Hubei province time-series data from 1980 to 2003 as the sample to investigates the dynamic relations among the rural-urban land conversion and urbanization and economic growth by cointegration test, granger causality test, impulse response function and variance decomposition model, which deepen the understanding of influencing factors of rural-urban land conversion.Chapter 5 analyzes the supply of rural-urban land conversion. From the perspective of supply, the chapter briefly summarizes the supply channels and the supply system evolution of rural-urban land conversion. Then, the theoretical analysis of rural-urban land conversion supply behavior is carried out in different forms of markets, and the conclusion shows that it raises the efficiency of land resource allocation to allow rural collective construction land entering the land market under the current land expropriation system. Finally, the chapter also uses the microcosmic investigation data to research rural-urban land conversion conditions, investigates the village cadres and farmers' attitudes upon the conversion in Wuhan urban-rural eco-economic fringe in past years, and compares the several typical ways of income distributions for farmers in rural collective economic organizations during the process of rural-urban land conversion.Chapter 6 analyzes the demand of rural-urban land conversion. Generally demand for rural-urban land conversion is resulted from urbanization development, because the spatial locations of urban economic activities eventually turn into appropriation of land. Firstly, the demand evolvement of rural-urban land conversion is discussed from the view of central government, local government and land developers in this chapter. Secondly, present status and features of rural-urban land conversion are analyzed from different perspectives: temporal, spatial, land use after conversion, conversion performance. Finally, analysis on the gambling behavior of different land demand subjects is presented from the standpoints of control right, income distribution and seeks rent of rural-urban land conversion.Chapter 7 investigates the land price in the process of rural-urban land conversion. Land price at the urban-rural eco-economic fringe, which is the pool district of rural-urban land conversion, is complex and dynamic. First of all, based on the overview of correlative studies, the dissertation deals with the land price features of the rural-urban eco-economic fringe in China, summarizes driving force mechanism about land value increment, and discusses the state owned land market, rural collective land market and land expropriation market briefly. Then an attempted empirical analysis on the influencing factors of expropriation price of land is carried out by using the data of six far city areas of Wuhan in order to provide references for regulating rural-urban land conversion.Chapter 8 summarizes the primary conclusion and raises some discussion to the shortage in the dissertation. At the same time some suggestions are put forward for how to improve the current rural-urban land conversion control measures.
