It brings to housing industry a good chance to develop by fast pace ofurbanization. But over investment on permanent assets causes people more and moreto realize that the balanced development of economy is very important. On thiscondition, it is significant to probe into the academic foundation about the developstrategy of urban residential houses.This research analyzes the efficiency promotion of urban housing in vestmentsand harmony analysis based upon empirical studies on 20 domestic residetailcommunities, and gives suggestions on city residential houses development strategy.This research, based on labor housing value and hedonic housing value, twoconcepts drawn from, respectively, labor value theory and hedonic value theory, andon the consideration of the two values mentioned above as a closely-interrelated,unseparatable intergration, explores the composition of city housing value from threeaspects, which are, namely, producer/supplier, consumer and housing market, in thisthesis. Labor housing value is the lowest trading price that a producer/supplier couldabide, from the perspective of the supplying/producing party. Similarly, hedonicvalue is the appraisal/evaluation of the targeted housing entity, from the perspectiveof the consuming party, and could also serve as the criteria in determining whetherthe consumer could afford the housing price or not. As analyzing the components ofthese values, this thesis constructs a hedonic housing model, on the basis of systemengineering and methodologies such as AHP (analytic hierarchy process) and FCE(fuzzy comprehensive evaluation).On the basis of the study on value theories, this thesis conducts a detailedanalysis of the development characteristics of residential communities, in terms of theinterior function/structure, the exterior environment analysis and the demand-supplysituation of the housing market. Currently, many problems exist in the process ofurbanization and development of residential communities, the origin of which couldmostly attributed to the disharmony among relevant factors, such as function,structure, investment, etc., that is, blindness in pursuit of profits, to some extent, the unappropriate proportion of the factors mentioned above, and so forth. To solve suchproblems, this thesis introduces the hormony theory. The harmony study of residentialcommunities, conducted on the micro level, provides the developer the guidelines inthe initial phases of development, and, on this basis, establishes the harmony subjectof the residential community through the macro market conditions and the demandingsituation of targeted buyers, and draws the final list of factors affecting the harmonysubject and the interrelationships of such components, in order to form the wholeresidential community into a well-balanced integrity.Then, this research establishes residential housing community harmony system,through quantitative system analysis and intuitional judgment, corrects unharmoniousfactors for the purpose of improving investors' efficiency.Furtherly, by evaluating all the factors influencing housing value, the authorestablishes the residential housing investment efficiency evaluation system, applyingData Envelopment Analysis and a case study, carries on a quantitative investigationinto investment efficiency of residential housing investment, and modifies those casesthat could not totally achieve DEA to promote investment efficiency.
