With the development of social economy and the acceleration of urbanization, real estate has already become the foundation and mainstay industry of national economy development and the real estate market also constantly develops. In the process of perfecting system, the real estate market gradually moves towards the healthy development track and real estate development projects about residence community is facing the competition and challenge in increasingly mature market. With the increasingly fierce market competition and market environment becomes increasingly complex residential, real estate development projects of the intrinsic value of ascension about residence community often becomes the key factor of project success. Actually in the process of residential development project planning and construction it often exists many deviations, and don't have specific value orientation principles and methods as guiding. Real estate developers are blindly marketing hype and packaging. This not only causes the disorder of residential market, and serious affects the real estate developer's earnings. Therefore, the research of residential development projects of value promotion principle and method,process of ascension and model construction has very important theoretical and practical significance.Firstly this paper studies the value promotion theory of city residential project. At the beginning we analyze the function composition elements of urban residential community and their characteristics, and confirm the goal of residential value promotion and principle. Then we use the optimization theory to describe the residential community optimization of single function factor and whole function elements in detail, and also expound the applicability and application method of optimization theory. After the theory description, there is the core of this paper that we structure the model of city residential community value promotion, using the optimization theory model under the constraint condition to determine the model of decision-making variables and constraint variables, and successfully establish the mathematical expression of optimization model and the method of solving the model. Finally we analyze the sensitivity and robust statistics of optimization model, and improve the model credible degree.Secondly, we complete the empirical research for the value promotion of real estate residential project. On the basis of optimization theory, combination the actual data collection of residential development project in Harbin, through the selection of model variables and determining the constraint conditions, finally we construct the optimization model. We appraise and summarize for the value promotion real of real estate project by making use of the result of project value promotion, and provide the suggestion of urban residential community value promotion.Based on the national science foundation program"A Study on Harmony Integration and Efficiency Promotion of Residential Communities based on Value Theories"(70773030),this paper comprehensively analyses and demonstrates the city residential community development project value promotion method and process, and the research results will help to regulate and promote the mechanism establishment of real estate developer earnings. This has important theoretical and practical significance for establishing a benign circulation residential community development market.
