Among Chinese cities in the 1920’s, Guangzhou was the first one planned and constructed by local experts and gained great achievements. City administration of Guangzhou implemented a series of well planned municipal construction in the 1920’s and 1930’s and turned Guangzhou into a city with some characteristics of modern cities gradually. Residential construction was the key point of achievements among the municipal construction activities according to the outlines for state development by Dr. Sun Yet Sen.Objectives for research on residential construction of Guangzhou in ROC period are threefold: Firstly, to illustrate measures of residential policy, planning and construction of Guangzhou City Government in the study period through thorough desktop research; secondly to better understand the importance of morphological characteristics of residential blocks built in the study period and implement preservation; last but not least, to summarize experiences of the past and provide instructions for current practices.This thesis contains seven chapters. Chapter One is introduction of the thesis such as research background, contents, methodology and concepts. Chapter Two is review on evolution of residential space in Guangzhou before ROC period from Tang Dynasty until Qing Dynasty. This review shows that residential construction in Guangzhou was affected by other residential cultures while also adaptable to local situations. Chapter Three discusses planning opinions of residential areas in Guangzhou during the ROC period. Effects of major contemporary western urban development thoughts on residential development in Guangzhou are analyzed. It was a proper choice to promote urban development through municipal construction, which also illustrates the feel of responsibility of the capital class after their success in revolution. Chapter For is policies of residential affordability during the study period in Guangzhou. Different pilot trials for accommodating different social classes such as increasing housing supply, improving housing and rental management and regulation on land market are illustrated. Chapter Five is discussion on regulation on residential architecture. Modern regulations of residential architecture according to contemporary architectural technology were implemented in Guangzhou, which lead to new residential urban form. Chapter Six is morphological analysis on residential area of Guangzhou. Taking eastern Guangzhou residential area as study case, evolution, characteristics and dynamic mechanism of the study case were thoroughly analyzed with emphasis on architectural and morphological characteristics of residential blocks. The final chapter is conclusion and discussion summarizing the major findings of the thesis and discussing implications for current residential planning and construction practice. Suggestions for future studies are also put forward.This thesis explores for filling the research gaps in the following aspects:Firstly, a comparative study of western and local practices in residential development at the same period with a systematical discussion on effects of western planning opinions on residential development as well as architectural characteristics in Guangzhou. Gradual evolution from traditional to modern residential planning and construction models were driven by introduction, application and re-innovation of western planning thoughts.Secondly, study on measures of the Guangzhou City administration during ROC period including housing supply, housing management and land management on solving residential issues. Such measures including public housing construction, land banking and taxation on land trading and rent control were pioneer trials and still applicable for current practices.Thirdly a detail analysis on relationship between regulation and residential construction from the view points of residential policy, architectural regulations and professional certification system.Forthly, analysis and summary of characteristics of residential urban form under certain historical and institutional background through case studies on residential planning units including Qiming Road, Zhusigang, Nonglinshang Road and Donggao Road applying morphological analysis methodology of Cozen school.Finally, suggestions for current practices on historical city preservation, defining historical blocks and solution of residential issues with emphasis on residential rights are put forward according to research findings are put forward.
