Currently, the commercial real estate faces up to two challenges: on the one hand, the distribution is bad and the vacancy rate is high, on the other hand, the commercial real estate is affected by E-Commerce and Network Market. As the general trend indicates, the commercial real estate takes the initiative to utilize E-Commerce and Network. It is an important choice that the commercial real estate makes use of its advantages to achieve synergic mode. Moreover, the successful E-Commerce practice of some commercial real estate, the appearance of O2 O and experience marketing, and the development of the synergic E-Commerce supply the consultation to the commercial real estate.Based on the systems theory, synergics and the theory of E-business synergic, this paper examines the theory and practice of E-commerce synergic mode of Commercial Real Estate, in which the case study, tracking study and in-depth interviews are employed and which the game theory and the system dynamics models are established. Firstly, the paper summarizes and analyzes the practical experience of commercial real estate e-commerce business by the use of SWOT analysis, such as the mode of business integration, the agglomeration of e-commerce business service mode, community-based e-commerce business service mode, E-business platform for marketing mode. Then, the dynamic game model is taken to explain the relationship of the partners. Secondly, the paper demonstrates the connotation of commercial real estate e-commerce collaborative model and the four ways to achieve it. According to value chain analysis, the paper proposes how to choose different ways between B2 C, C2 C and O2 O. Moreover, the paper builds the game model based on the cost- benefit allocation of commercial real estate e-commerce business and takes it for example. Then, system dynamics model is used to explain the operational mechanism of commercial real estate e-commerce business. Thirdly, the paper explores the path and proposes the strategies of commercial real estate e-commerce business. Fourthly, the paper attaches importance to the risk of commercial real estate e-commerce business, such as risk analysis and risk evaluation. Therefore, risk management frame is built up for commercial real estate. Finally, this paper employs empirical analysis on the real estate business e-commerce business mode innovation of Huadi Industrial and Trading Company.The creative points of this research are as follows. First of all, the collaborative philosophy which includes subject collaboration, object collaboration, carrier collaboration and information collaboration is proposed. Secondly, it is worthy to build up game model to analyze the collaboration of commercial real estate e-commerce business. Thirdly, this paper studies the typical ways to achieve e-commerce business of commercial real estate. Last but at least, the paper puts forward risk evaluation system, PDECAL circulation and three-prevention mechanism.
