A Research Of Existing Residential Building Green Retrofit Behavior's Driving Factors And Development Of Motivation Model In North Of China

China have large number areas of existing residential buildings and in total consumption large amount of energy.In order to reduce energy consumption,china start energy conservation retrofit among residential buildings during the 12^th five year plan and continue to promote energy conservation of residential buildings during 13^th five year plan,then put residential building conservation to marketing operations.However,retrofit provide by supply-side will arise numerous problems such as non-cooperate from residents,measured results is not accordance with original design target,overheating problems of indoor temperature and shortage of funds.In fact,market-oriented road depends not only on the supply side of the retrofit,but also on the support of its demand side?i.e.residents?.Based on the existing research results and the actual retrofit cases,this paper gradually drew forth four existing retrofit phenomena,based on which three problems were put forward.What is the motivation that resident did green retrofit?How residents affect implementation of green retrofit process?How to make intervention and guide resident's behavior in green retrofit projects?This paper combine the qualitative research method'grounded theory'and quantitative research method‘questionnaire survey'expand the following research.Firstly,collect original data and deeply excavating initial concepts from original data.This paper collect original data from semi-structure interview and use the qualitative research method ground theory deeply excavate reasons that affect resident to retrofit their home,and form 63 initial concepts in total.Secondly,extract driving factors from initial concepts and build motivation model.Use ground theory method continue to extract 12 driving factors and make comparison with existing literature,then taking the way to answer the above three questions as the clue to connect driven factors into pieces of theoretical modules,and link theoretical modules into motivation model.Thirdly,the validation research of the motivation model was carried out.A questionnaire was prepared with reference to the existing scale and some interview conclusions,and questionnaire survey was conducted on the residents of Beijing,Tianjin and Hebei.The questionnaire was analyzed by the exploratory factor analysis method.Then the analysis results were compared with three modules in the motivation model to complete the validation research of the motivation model.Finally,paper analyzed the behavior characteristics of green retrofit of urban residents in Tianjin,Beijing and Hebei through the motive model and conclude 2 types of behavior prototype.The one-way ANOVA,T test,correlation and hierarchical regression analysis methods from the multivariate statistical analysis were used to analysis motivation model and conclude 2 types of existing residential building green retrofit behavior prototype.Then conclude these prototype's main characters and mechanism.Results find that effective trust mechanism is lacking between the supply side and the demand side of the green retrofit and green residential retrofit enter to the resident dominant stage.List practical case studies apply these driving factors and put forward early retrfoit suggestions acoording to different behavioral archetypes.Then put forward green retrofit princlples.This paper take requirement side's perspective into green retrofit of residential building's decision making process,and provide new idea for deeply retrofit and marketization of existing residential buildings.Through in-depth large number of original data colleting from bottom-up,extracting drive factors that drive resident's green retrofit behavior and make beneficial supplement of existing research.Moreover,generate resident's motivation model and mechanism,then conclude2 types of existing residential building green retrofit behavior prototype.Result reduce communication cost between supply side and requirement side,and increase two side's cooperation efficiency which benefit development of green retrofit of existing residential buildings.
