After the market-oriented reform of housing,the market-oriented approach has become the main approach of Chinese urban residents' housing acquaintance.How to explain the housing acquaintance model under the background of China's institutional reform has become the focus of attention in academia.At present,there are roughly two theoretical explanatory paradigms: power mechanism and market mechanism in redistribution.Based on the theory of market action,this paper uses the quantitative analysis to explore the endogenous influence that social members' market ability,market concept and market opportunity,housing benefit had on their housing acquaintance.This paper focuses on the proposition of “housing acquaintance in the period of market-oriented housing”,analyzes the way,the influence and consequence of the housing acquaintance from the perspective of market mechanism,and raises the analytical framework of the housing acquaintance market mechanism by analyzing the market ability,market concept,market opportunity and housing benefit.This paper also uses the market action theory to distinguish rational action and irrational action in the market system,and establish the housing market rationality evaluation mode of the "embeddedness" relationship between market and society.Through the quantitative analysis,the following conclusions are drawn:First,the market-oriented housing affects the ways and the results of the housing acquaintance.In the market system,people's market ability has a great impact on housing acquaintance,people's housing acquaintance depends more on their market ability,mainly in the education background,followed by self-evaluation of household income.The occupational hierarchy has less influence on the housing acquaintance.The market concept has effect on the housing acquaintance,the stronger the market concept is,the more likely to get the house from the market,it is mainly reflected in whether they have the market initiative awareness;market opportunities have limited impact on housing acquaintance,people do not base on the macroeconomic policies to buy real estate,the macroeconomic policies affects the housing price,but has not yet affected people to buy commercial housing;housing benefit stimulates the housing VIII acquaintance,housing provident fund can significantly enhance the possibility of residents buying real estate,the possibility of the purchase of commercial housing of the residents who enjoy the benefits of the monetization housing distribution is also higher than other residents.Second,in the market system,people's housing acquaintance has a rational side and also an irrational side.From the point of view of market ability and market concept,housing acquaintance conforms to a logical explanation of reasoned action;from the market opportunity,housing acquaintance is an irrational action.Housing market system produces rational action and irrational action,which is rooted in that the housing market is "de-embedded" in society,that is,housing prices are much higher than the actual purchasing power and the ability to pay of the society.In this sense,individual market factors play a substantial role in the housing acquaintance under the market mechanism,but if the market is "de-embedded" in the society,the market structure will have tension,which will cause the failure of market mechanisms,then individual market factors will be useless.And if the market is "embedded" in the society,the market system has the rationality,the individual market factors will have effective manifestation in housing acquaintance.Third,although the housing acquaintance in the period of market-oriented housing is premised on the market mechanism,but due to China's commercial housing development model,housing supply model and other deficiencies,people's market ability generally can not catch up with housing prices.In the market system,market ability and housing prices clearly does not match,people in the housing market make excessive consumption of market ability.Market abilities are very limited in the market system.Without the establishment of a sound security room system and the premise of the rental market,most people are driven to the commercial housing market,which greatly affects people's lives.It is required to improve the policy capacity of people's housing acquaintance,and pay attention to build the affordable housing system.In addition,there are variable selection and variable operation in this study.In the future research on housing problem,the research of market power failure in housing acquaintance under market conditions has great theoretical significance.The research on social policy failure in housing acquaintance will have important practical significance,which is worthy of in-depth study.
