Since the monetization reform of the real estate market,the real estate sales market has developed rapidly.According to the "Social Blue Book" published by the Chinese Academy of Social Science in 2016,the self-owned house ownership rate of Chinese families is as high as 95.4%.However,China's housing rental market has remained stagnant.In 2015,the proportion of households living in urban areas was only 16%.The huge gap between the housing rental market and the housing sales market is not only reflected in the gap in market size,but also the fact that China's housing prices and rents have been severely out of line with international standards.The real estate market in China has shown a “deformed development” trend.In recent years,the disadvantages of the imperfect development of the housing leasing market have become increasingly apparent.First,house prices have shown an uncontrolled upward trend.Second,Chinese residents have been forced to “rent” and “become under the dual pressure of high prices and high rents.Between the forced purchase of houses,the right of residence cannot be guaranteed.Therefore,the development and improvement of the housing rental market is imminent.The main research purpose of this paper is to find the existing problems and causes in the current housing rental market in Shanghai on the basis of investigating the main body of the leasing market,and on this basis,propose policies and measures to improve the housing leasing market in Shanghai.The article first describes the general situation of Shanghai's housing leasing market from a macro perspective.Then,through the micro-investigation and analysis of the main body of the housing leasing market,we understand the Shanghai housing leasing market from the perspective of both the supply and demand sides of the housing leasing market.The status quo,to find out the problems existing in the Shanghai housing rental market itself.Finally,on the basis of fully understanding the status quo of the development of Shanghai's housing rental market,the policy recommendations for improving the housing rental market in Shanghai are proposed.
