| Today in China, urbanization has been accelerating and national economy growing rapidly, so the scales of various business development and construction projects are getting even larger, which affect urban traffic more directly and severely. HOPSCA, the large scale business project that combines functions of offices, residences, restaurants, entertainment centers and hotels, has particularly serious impact on the surrounding traffic, because it draws more traffic, lasting longer and spreading wider.When a HOPSCA is being developed, the newly increased traffic challenge will pose great pressure on the surrounding traffic facilities and service quality of the whole road network, and traffic jams and parking problems have already restricted the space for a larger passenger flow. How to draw more customers has not been just a problem related to goods and operation, instead a better consuming experience has been a new focus for a HOPSCA plan and its later running and management. For HOPSCA, peripheral security and smooth traffic flow, as agreed and concerned in common by developers, have become new competitive factors for highly complex projects. Factors as optimized surrounding traffic and convenient parking service have been more and more important for attracting new customers while keeping the old customers.T herefore, when developing and establishing a HOPSCA project, Traffic Impact Assessment (TIA) for the project must be done. It means before a HOPSCA project is initiated, its impact and spreading scale on surrounding traffic service must be analyzed, and the project development and construction plan should be modified and improved in accordance.The traffic organization analysis studied in this paper refers to the comprehensive impact on the traffic from HOPSCA plans and constructions, including all transportation tools involved in the target area (how to reach the destination from outside, and how to walk inside the complex), traffic facilities (areas for going up or down, entrances and exits, parking places, etc.), and application of traffic policies (how much to charge for parking and how to pay the fee). The purpose of this paper is to assess the"flow"resulted from the"source"by analyzing traffic impact, and find out the best solution, to make the"flow"smoothly flowing. In addition, it will help reduce or keep the original traffic impact and service level when the project is carried out, so as to improve and optimize the traffic organization and environment both in and out of the complex.Through practical analysis of the HOPSCA project of CITY CROSSING (åŽæ¶¦ä¸å¿ƒ) and study of how HOPSCA traffic organization affects customers'shopping experience, this paper has worked out the key factors for which customer consuming behaviors are influenced by traffic flow designs and daily operations. On the one hand, it can provide constructive suggestions to the general traffic planning for future HOPSCA projects. On the other hand, suggestions are made to assess and optimize the traffic situation of the present project, and they can help with the improvement and perfection of customer service. |
