The planning and construction level of residential areas in a city is a direct inflection of the level of the city residents' pursuit in material and cultural life, represents the city's appearance and taste, as well as an important symbol of the urban society and economy's "comprehensive, coordinated and sustainable" development.Residential areas are an integrated part of urban residential land. The residential areas planning is the main content of the detailed urban planning and an important step in the overall urban planning.The planning and design stage of residential construction project is an important section in the capital construction procedure, and takes a vital part in the project life cycle. Emphasizing the design stage will help to put forward the project management, and has a positive impact on the quality of the whole project, the investment and the proceedings. Residential planning and design project control is the premise of implementing the progressive control of project construction. Attaching importance to the progress of the design stage and coordinating it with the progressive control in the phase of project construction can not only provide appropriate solutions to the three major control objects, but also an in-depth research of the project management theory. In urban construction and development process, urban planning is at the "leading" status. Urban planning plays an important synthesis, coordination and guidance role in the urban construction and development progress.From the perspective of planning and design industry and the concept of project management, this article first introduces the overview and characteristics of the planning and design industry, analyzes the problems existed to demonstrate the importance of implementing the progressive control of project construction. Taking the planning and design project in the Nanmafang Residential Area of Zibo, by analyzing and studying the management model of planning and design project and studying, the progressive control of the residential planning and design project is brought out:clarifying the goal of the planning and design project, constructing the basic WBS, analyzing and deciding the activity series by analyzing the dependencies of various project activities, conducting project budget by analogy and Delta Normal VaR, drawing planning and design project network diagram, implementing the progress control of project construction to achieve control and optimization for the process of the planning and design project, and provide guidance for the time management. Besides, this article also discusses the influential factors in the planning and design projects, and provides countermeasures for the progress control of it. |
