Research On The Progress Control Strategy Of The Residential Project

With the rapid development of China's accelerated process of city and housing industrialization, the government has issued a series of real estate macro-control policies, but the contradiction between supply and demand still exist. Under this background, the housing project construction effect is directly related not only to the enterprise and social benefit, but also to the development of the country and people's livelihood.Construction of residential projects aims at the obtaining the contracted targets, economic and social benefits of the project according to the development strategies of the construction enterprise, internal and external conditions, operation laws of the modern enterprise, optimization of production elements and the dynamic management. As the core content, engineering project management can constantly adjust the cost, schedule, quality, safety, environment throughout whole construction progress to the setting target. And in the objective system of engineering project management, quality, schedule and cost are the most important three objective. Under the current form, how to make the implementation of housing construction project fast through the engineering project management has become the research focus of each real estate enterprises.Following the example of exploration and construction of Bingheyuan residential quarter by SXTG Real estate development co. LTD, this study aimed to analysis the existing problems and influence factors in the progress of the projects management with engineering project management theories and methods, adjust or optimize the network plan to meet the requirements of time limit using network plan technique and Lean Thinking, and to puts forward the ways to solve the problem of corresponding to specific issue in the progress of the projects management. The study may bring the reference meaning to engineering project management in our company, by forming a meaningful integrated management system in the field of engineering project management. This paper was divided into six chapters, which begin from the research background, purpose and significance, methods. The following chapter expounded the basic theory of engineering project schedule management. Based On this theoretical foundation, the third chapter designed to analyse the status of project schedule management during the construction process of Bingheyuan residential quarter. The forth chapter tried to adjust and optimize the project schedule of Bingheyuan residential quarter. Then the fifth chapter put forward improvement strategies aiming at the existing problems of the projects management. The last chapter was summary and outlook for work.
