With the development of society and economy, the problem of energy shortage is getting worse, building energy consumption accounted for the whole society is more and more big proportion of total energy consumption, so building energy-saving technology research and development has been unprecedented concerned. Implementation of energy-saving retrofitting for the existing buildings is one important way to achieve building energy efficiency, also one important way to improve the buildings'use thermal comfort and one way to realize the sustainable development of the building.Our country have various existing building type,including different age/ climate conditions/ construction scale/structure types. Based on understanding the thermal performance of the"typical buildings"and calculating the corresponding thermal indexes,from comparing with the regulation index of Energy-saving criteria, the author believes the typical buildings'thermal performance is poor and the energy consumption is high, the potential of energy-saving retrofitting is big.This paper Combined with the characteristics of thermal characteristics of"typical building", according to the target of buildings envelope energy saving rate 40%, after analysing the energy-saving retrofitting scheme of roof/floor/palisade, get ten energy-saving retrofitting combination scheme, and adopt the DeST-h to simulate the energy consumption of retrofitting combination schemes, analysing the energy simulation results——the indoor natural room temperature and the building load, the energy-saving effect of the ten combination scheme is obvious, the indoor natural room temperature of winter increased 4~7℃, the Room thermal stability enhanced, the building thermal load reduced obviously,the cold load reduced in a certain degree, the total building load reach the target of energy-saving rate 40%. Analyse the economy benefit of ten schemes, the investment payback period of scheme7 and scheme 8 is shortest, less than six years. This paper carry out energy-saving retrofitting evaluation for the existing building, propose the contents and methods for the residential building energy efficiency label system and the assessment grading about the existing residential buildings'energy-saving retrofitting.
