Following the rapid social economic development of China and the requirement of receiving higher education. The socialized rear serial in Higher Educational is facing the hard Challenge under the circumstance of series of merging and reorganization awing universities and the enlargement of enrollment For Many extents to table a proposal of the socialization of higher school rear service, University apartments are built in a larger scale. The mode of building an raw school apartments has two styles which are constricting by schools themselves and by oatmeal force major universities in Beijing, Shanghai, Guangzhou, Changeup and Changsha began to build off campus university apartments. It is of great practical significance to study the practice of the socialized planning and construction process of these university apartments and to provide directions for further development.After the analyses of actuality and travel on the construction and development of domestic and foreign laugher school students apartments, and the summarize the experience of practice. Based on the domestic and overseas theoretic researches and practices in fields related to university apartment construction and the results of questionnaire and interview surveys, this thesis studies the construction of university departments on three aspects, plan, architecture design and operation management. The author applies architectural theory and design methodology along with theories from various disciplines such as sociology, economics, psychology and aesthetics to the analysis.This thesis is divvied in six chapters.Chapter One is the introduction of this paper that describes the purpose and meaning of this research.Chapter Two summarizes the development of off campus university departments nationwide in recent years, finds out the problems emerged in the development and provides relevant solutions. Summarizes questionnaire and set up the focus of study.Chapter Three studies the planning and design of university department estate on issues like location selection and planning layout.Chapter Four studies the architectural design of university department. Based on behavioral and psychological analysis of students, the author pus forward residential space design guidelines.Chapter Five discusses the development and management mode for off camp university apartment estate.Summarizes the research and presents a prospect for the future.
