| In this paper, nine typical commodity residential districts in grade II, grade IV and grade VI were chosen according to " Grades and basic prices of land used for house of suburb in Wuhan ". Then investigations on greenland structure and Leaf area index, Dust removal ability, Net photosynthesis rate, Transpiration of different life form plants of the greenland of each residential district were made. By means of Expenditure method, Contingent value method, Market method, Opportunity cost mothod, Contingent valuation method(CVM), etc, researches on ecosystem service and Carbon fixation value, Oxygen production value, Cooling value, Dust removal value, Noise reduction value, Recreation value of the greenland of commodity residential district in Wuhan were carried out. Relationships between ecological value and the structure of greenland, the price of the house and ecological value were discussed. What's more, the metering method for ecological value of greenland in the city and measurement model which solved the problem of the ecological value evaluation of the greenland of city were involved. In order to let the people be aware enough importance of ecosystem service and ecological value at the same time, some reference was given to the local government for their decision on project management and investment and ecological value compensation to enterprise. The results showed as following.1. By analysing the afforest structure indexs, the results indicated that Landscape abundance index (K) of the 3 districts were different from each other in the same grade and the landscape abundance of districts of the grade VI was more richful than others'. However the Landscape eveness index of greenland (E) was less different between 3 grades. The Weighing species abundance index (Sr) of the 3 districts was different in the same grade, it was same with each grade from each other. The Species abundance index(D) changed accordantly with the Weighing species abundance index (Sr). The Greenland coverage rate (Vf) of each district existed great differences. All the districts had little difference in Sum of three synusia coverage (Cs) (106%~122%) except Changcheng district (C3) (71%). The higher the price of land was , the less the Sum of three synusia coverage (Cs) would be in the 3 grades.2. The plants were divided into 7 kinds, which involved Conifer, Deciduous broad-leaved arbor, Evergreen broad-leaved arbor, Deciduous shrub, Evergreen shrub, Hedge, Lawn according to different life form of plants. It was known that the Averageleaf area index of Deciduous broad-leaved arbor plant was the highest (14.63 m2/m2) and Conifer plant was the Iowest(6.61m2/m2). The Average leaf area index was different among the 7 kinds life form plants. All the districts had little difference in the Average dust removal ability and Conifer plant was the highest(4.9152 g.m"2.d'') and Lawn plant was the lowest(0.1995 g.m^.d*1). All the plants had little difference in the Average net photosynthesis rate and Lawn plant was the highest(4.015872u mol/m2.s) and Conifer plant was the lowest( 1.530872 u mol/m2.s). All the plants had little difference in the Average transpiration rate and Lawn plant was the highest (2.63101 Immol/m2.s) and Evergreen broad-leaved plant was the lowest(0.905150 mmol/m2.s).3. The Cooling effect and the Recreation effect were the most intuitionistic and important on greenland system in commodity residential district while the Noise reduction effect was the subordination. The Cooling value(83.12% of the total value) was maximum, the Recreation value(13.4% of the total value) was placed second, the Noise reduction value was the minimum(0.03% of the total value). The ecological value of the commodity residential district were successively from maximum to minimum: Cooling value, Recreation value, Carbon fixation value, Oxygen production value, Noise reduction value, Dust removal value. Generally, the power of the effect basically corresponded to the size of corresponding ecological value.4. Ecological value of the Per square meter greenland(V) was extremely remarkable correlated with the Sum of trree synusia coverage (Cs)( V =-37. 046+7. 121 Cs), it proved that the more abundant the compound structure of the greenland was, the higher the ecological value. However the Ecological value of the Per square meter greenland(V) have no correlation with the Landscape abundance index (K), the Landscape evenness index(E), the Species abundance (D) and the Greenland coverage rate(Vf), it indicated that these indexs effect a little on the Ecological value of the Per square meter.5. The Average house price (Hv) was remarkable correlated with Per capita ecological value(Mv) and Land price (Lv) (Hv =178.248+0.289Mv+0.782Lv). It showed that the higher the Per capita ecological value(Mv), the higher the Average house price (Hv) would be without the effect of the Land price. Thus real estate agency could raise the house price by raising the Per capita ecological value(Mv). |
