There exist a great quantity of apartment buildings, which were built from the 50's to the 80's of the 20th century, in our cities today. During the period of setting up them our country had a residence-offering system as a national welfare, so most of urban residential buildings were constructed by the national invests. In that time, however, country's economy rested undeveloped, the political situations kept changing, and the society was unstable. All of those influenced the quality of housing seriously. As a result a lot of problems appeared in that apartments, such as the building criteria were in a low level, the residential areas were small, the home-types lacked variety, the quality of construction materials was poor, the details of structure were simple, the dwelling environment wasn't pleasing enough and so on, not to mention keeping up with the energy-saving standards excused nowadays. Therefore most of those housing units have been timeworn now and can't any longer meet the residents'demand increasing day by day.Speaking of how to deal with those constructions, there're usually two theories in our country: the first is called renewal"in large scale", that means to remove the old at all and to build the new completely; and the second rebuilding"in small scale", that trends towards repairing and supplementing. Nevertheless, the former way has already caused much obvious harmfulness, especially the attitude can by no means conform itself to the Sustainable Development Thought; while the latter is only a temporary expedient to all appearances, it may also come to the renewing way at the end.In accordance with abovementioned problems, this article mainly speaks against these comprehensive questions and analyzes the damage of"Large-scale"rebuilding behaviors seriously that exist throughout our country at present, and summarizes the deficiency of the theory of " small-scale " rebuilding. As a result of this research, the present dissertation strongly proposes THE THEORY OF REBUILD & RENEW " IN MEDIUM-SIZED SCALE " in a creative way and demonstrates its rationality with convincing arguments. This research then chooses the typical examples of existing urban apartment buildings combining present and advanced technology and material to make an attempt of using the theory of rebuild & renew " in medium-sized scale " while carrying on the continued review of the old housing.The first chapter draws out the necessity and urgency concerning the rebuilding...
