The Study On The Use Of Reliability Centered Maintenance In Housing Maintenance

The study of housing maintenance, which concerns people's living quality safety of lives and property and environmental protection, has a great practical meaning. Meanwhile, the stage of housing maintenance is also the phase of reflecting and keeping up the housing value. Since the attribute deciding housing value is the realistic result of joint effects gives paid before housing delivery. The maintenance stage plays a leading role during the whole process of house building and using. The research on housing maintenance makes it possible to give houses a life-cycle management and therefore raise the overall benefit and maintenance quality of houses.The present paper not only analyses the advancement and connotation of Reliability Centered Maintenance, but also uses the theory of RCM to analyses the police-making system of housing maintenance. The analyzing result is used to build up RCM evaluation model.Based on the central content and requirements of RCM, the housing systematic structure, housing function and functional item classification is studied and main fault modes,effects,consequences and analyzing mode of logical decision in maintenance are put forward as well in present paper. During the housing reliability evaluation, it is the first time based on the concept of RCM and analyzing result not only to establish calculating method and model for RCM evaluation combining fuzzy integrate judgment and analytic hierarchy process but also prove its reasonability and feasibility. In the practical study of RCM, the structural flow and fundamental work to implement RCM are introduced and some deficiency in Chinese management mode is pointed out including the change of government function,the problem of quality supervising system and the working content for government,owner and real-estate management corporation .
