There are both upscale housing in view of the wealthy social stratum in the market and the houses for the low income social stratum .The social stratum differentiation and the multiplex housing market both promoted the housing residential area differentiation phenomenon. The article uses SPSS system analysis software, analyzes certain residential area in the four districts of Dalian ,divided them into low-grade residential area, mid-low-grade residential area ,mid-upscale residential area, upscale residential area, ultra upscale residential area based on position of residential , the soil-rent value, the environment quality, the synthesis necessary facility aspect as well as the occupation constitution, the family constitution, the education level and the age structure and its inter-combination differences ,explained the present situation of Dalian residential area differentiation, analyzed residential area differentiation mechanism of Dalian, and using Mapinfo software system, drawn up newly built residential area distribution pattern since 1993 in Dalian and different schematic drawing. According to the real diagnosis investigation and study, residential area differentiation pattern has already formed gradually in the four districts in Dalian. The city central area, the coastal scenic spot and the city fringe area formed two obvious minute different contrasts areas, it has appeared the expansion, the invasion the evolution ,the substitution phenomenon and so on in the circle level type. The rapid social economy development as well as the inhabitant social class differentiation which initiates causes residential area differentiation are the most important factor ,with urban construction, housing market, administrative plan mechanism, housing system factor, family structure together, they formed Dalian today's residential area differentiation pattern, and along with the above factor unceasing development, this kind of residential area differentiation is increasingly obvious. residential area differentiation caused by market economy development and social class differentiation has become the historical necessity of the society develops. Faces to this kind of differentiation and the differences, and according to the above to research space development is advantageous to manifests the land value, promotes the land reasonable use.
