Research On The Evaluation Of Human Settlements In Commercial Residential Districts In Wuhan

Evaluation of human settlements' quality of residential district is a concept whichimportant and representative index picked out from so many index of human settlementsusing residential district as research subjects for index system, comparing differentregions in term of a certain standard and evaluating advantage and disadvantage of humansettlements. The work developed late, a few scholars also have studied on this point after1980s, but the objects they studied almost emphasia on the cities, and the commercialresidential districts that was developing rapidly were ignored. In this paper, nine typicalcommercial residential districts in levelâ…¡, levelâ…£and levelâ…¥were chosen according to"Levels and basic prices of land used for house of suburb in Wuhan ",adopted the methodcombining with questionnaire investigation and field survey, researching on the humansettlements.(1) 25 indexes of natural eco-environment and cultural eco-environment wereselected for establishing a evaluation system about human settlements environment incommercial residential districts in Wuhan. Weight value was determined through AHP.Each index has 4 levelâ… ,â…¡,â…¢,â…£. This evaluation system could be used for evaluatingtypical commercial residential districts.(2) Results were gained through general evaluation of natural eco-environment:Air and voice environments of 9 typical districts can basically match the relative ordain ofgovernment. Greenland coverage is the biggest of all districts in levelâ…¥district, and thecondition of plants growth is also the best of all districts in that district. Public Greenlandper capita gradually increase from district of levelâ…¡to levelâ…¥; diversity of layer anddiversity of species exist differences each in different districts. As a whole, naturaleco-environment in district of levelâ…¥which located suburban is the best of all districts,district of levelâ…¡shows second place and district of levelâ…£shows the worst of alldistricts.(3) Culture eco-environment gave the results:Residents from almost all of districtsshow the contentment to housing design, construction density and residence area percapita. Landscape compatibility and internal landscape design were given highcontentment in districts levelâ…¡and levelâ…£. Sound insulation is not good. Sportsfacilities is inadequate. The contentment about neighbor relationship increases fromdistrict of levelâ…¡to levelâ…¥. Facilities of fire protection and anti-calamity should beimproved. The investigation of location conditions shows that the location of district oflevelâ…¡is the best of all. The result of evaluation of property management shows thatpublic health and public order are given high contentment. In a word, cultureeco-environment goes down in an order of levelâ…¡, levelâ…£, levelâ…¥.(4) The results of Synthetical Evaluation of residential district show: Qian XiYuan(A1) (78.60) which was the highest in 9 residential districts. The left 8 residentialdistricts from No.2 to No.9 were MeiHeYuan in ShanZhuang South Lake (C1) (71.56),DongLinWaiLu (C2) (70.97), WanSong Garden (A2) (70.72), Central Garden(B1) (67.42), BieYuan of Grate Wall (C3) (64.87), HongDing Homestead (B2)(64.86), WanJing Garden (C3) (61.16) and JiangHong Garden (B3) (58.26). The result of compreensive evaluation on human settlements shows that district of levelâ…¡places first, followed by district of levelâ…¥placed second and the last one is districtof levelâ…£.
