The Effect Of Accessibility On The Development Of City Retail Centers

In the traditional urban background, the city retail centers have one-to-one correspondent relationship with the accessibility centers. Such relationship guarantees a long time healthy development of the city retail centers.But in the nearly period which is labeled with the fast accelerating urban economic development, there are larger amount of retail construction project; and coming with the departing from a tradition urban structure, the old corresponding relationship has been changed. In addition, in the process of a new retail project or a rebuilt retail project, we did not pay enough attention to the effect of accessibility on the development of city retail centers. Since the lack of enough support from the city, some retail construction projects which focus on the design of physical space or commercial management declined. As a pre-conclusion, it's very significant to think about and take advantage of accessibility during the process of retail development project.Firstly, through the theory reference and the analysis of a concept model, this paper proposes some hypotheses of how accessibility effects the development of city retail centers.Secondly, four case-studies in Shanghai have been done to support the hypotheses. How accessibility affects the city retail centers and the results of the effect have also been concerned in this part.Thirdly, based on achievements of accessibility research have been mentioned, there are some suggestions in three aspects in order to improve the urban retail planning.At last, those problems requiring further studies are discussed.
