| In recent years, China has introduced"State 6"and"State 8", the real estate control policies. The main content is that the proportion of the housing, of which the floor space is less than 90 square meters (including economical housing) must account for more than 70% of the gross floor area that built by property developers.On the other hand, the population specialist predict that, in the next decade, there will be tens of thousands of"only-parent"families (that is,"421"family) in China. This kind of family includes two single children, or one only child with one child with siblings. Obviously, the members are the core of a family. The complexity of the needs of a house is directly influenced by the needs of members. Correspondingly, designers are required more when they are designing.In this paper, the study of the variability of small- and medium-sized house is divided into two parts: vertical part and horizontal part. The"vertical"section focuses on the housing demand of"421"family. The paper selects a representative model of residential unit to analyze and make a design that is on behalf of the lifestyle and need of people living in the modern times; in the"horizontal"section, the paper analyzes how to make the living room flexible, by reasonable distribution and spatial composition. And the paper also discusses how to make a reasonable variability simpler, how to be near to the realities and how to have certain aesthetic value in residential design, by a rich variety of decorative arts and furniture design.At last, the paper sets the Comfortable Housing Project of Kaifeng as an example, in which the variability of the policy is applied to create the small- and medium-sized residential dwelling. The kind of dwelling could meet the requirement of the future"421"family.The study of the paper emphasizes changes in the variable space. It suggests that changes in the relative stability means creating more living space in a limited area.
