In the 21st century, diversity and high-speed of the social development has been shown, rapid economic development, accelerate the process of urbanization, cities which are densely populated, the trend of small family size, this series of phenomena show that housing construction area in our country should be better adapted to national conditions. May 2006, the State Council and the Ministry of Construction have issued a document implementation of the " The dwelling unit type construction area which is within 90 square meters should be 70 percent of the total residential development area, indicates that The small and medium-sized dwelling unit type which is less than 90 square meters will be the Market-led in future.This paper research on the city dwelling house of medium and small-sized dwelling unit type for the southern nuclear family within 90m2. From the basic theory of architecture, basis on analysing a large number of home and abroad relevance document data and practical survey, combining with other relevant theory and other existing research results, it expound the life style, life cycle and habitancy demand of the current nuclear family. It focus on the design basis and the quantization standard of the living space. It discuss the area index and the combination form of the dwelling unit type space, summarize the dwelling unit type design features, emphasize the economy and applicability of living space. It also list out some typical unit plan of small and medium-sized dwelling unit type in southern China to compare with. At last, it dicuss the design mode which is suitable for the small and medium-sized dwelling unit type in our country, and bring forward an idea about the building design of the small and medium-sized dwelling unit type.Through above research, we hope for providing the design-related strategies for the design practice of small and medium sized dwelling unit type in future , and providing a follow-up study for future reference.
