The Development Of Residential Planning In Guangzhou, 1979-2008

After Third Plenum of the Eleventh CPC, and under the new system of reform and opening up as well as market economy, Guangzhou has rapid development with urban economy and construction, and become a city which has early reform of the urban real estate in China. With the opening up of domestic land markets, land transfer production of bidding, the city's housing construction has been a qualitative leap compared to the planned economy era. Residential planning and construction in this period has strong characteristics of the times, and it has brought a certain law and accumulated some experience worth learning in its evolution to today.Therefore, the thesis of the time range selected from 1979 to 2008, according to China's economic policy adjustment, housing reform, real estate development and residential construction of Guangzhou, this period will be divided into: 1979-1989 the beginning of reform and opening up, 1990-1999 the beginning of the socialist market economy, and 2000-2008 the development of the socialist market economy these three stages. From the reform and opening up 30 years later, to explore under the context of different systems, the ideological evolution of Guangzhou's residential planning and design, the main change of the composition elements, planning layout, the main factors and so on, light of the specific analysis of typical cases and summarizes the process of residential planning and development in Guangzhou.The paper is divided into three parts: the first part includes Chapter I introduces the background, meaning, objectives and methods of the research, Chapter II defines the concept and development of the theory, summarizes residential and related concept which are the main object of this research, and introduces the development situation of domestic and foreign residential theory. It provides the basis for the main part of the study.The second part consists of Chapter III to Chapter IV, separately analyzes and appraises over various periods of residential planning and construction in Guangzhou in accordance with the historical period divided above. It focused primarily on perspective of planning to sum up residential planning and design, from all aspects of residential planning and design to describe its development and changes.The third part, Chapter V, on the basis of the second part summarizes the characteristics of residential planning and construction in Guangzhou from the reform and opening up to today, learns from the experience of them as a reference for future development, and on this basis explores the law of future residential development in Guangzhou.
