Shanghai, as one of China's fastest developing cities in the economy and society, used to be ranked as the largest national industrial bases.In the new historical period, with the development goal of the "two centers",Shanghai will be built to be the international financial center matching up to China's economic strength and international status of the RMB, and to be the international shipping center with the capacity to allocate the resources of the global shipping. In order to adapt to the promotion of the urban function and the industrial restructuring, it is needed to have an adjustment of the original land use. Inner city needs to free up more space for the development of the financial industry and modern service industry. The areas in the inner city which used to be the industrial use have to face the challenge of the industrial transition and the spatial renewal.In recent years, lots of the old industrial districts turn to develop the creative industries and urban industries.Some of the former industrial land and old industrial buildings are rebuilt while some are retained. How this phenomenon is become, and how did it evolve? What is the mechanism of the phenomenon?Is there any problems? All of these are to be studied in this paper. This paper retrospective analysis the history and characteristics of the old industry areas in the inner city of Shanghai, summarizes the directions and types of the transformation, and further analysis the mechanism and problems in transition.This paper is divided into seven chapters. Chapter 1 is the introduction, which includes the research background, the meanings of the study, the research approach and the innovation of the paper. Chapter 2 introduces the reviews of the present research about the transition of the old industrial districts by reading literatures and sorting out materials. Chapter 3 mainly studies the developing process of the old industry districts in Shanghai from two aspects:the industrial transition and the spatial evolution. Chapter 4 analyses the current situation of the old industry districts, and divide the phenomena of the transformation into three major types. Chapter 5 explores the mechanism of the transformation from three aspects:the change of the macroscopic environment, the effect of the industrial relocation and the internal restructuring. Chapter 6 probes into the problems and provides some countermeasures of the current situation. The last chapters focus on the conclusions, limitation and future research direction.
