Then, the paper has also analied the background about the population, economic, policies and biology environment.Futher more, through the analysis which base on payment ability of residence and the housing price, It got the conclusion that: low medium income estate can't afford the house; with the reasonable financial support by the government, the high-midume and high income estate can afford economical residence.; Only the most high income estate and afford merchandize residence. Thourgh the study focus on the operated model of affiliated housing market and the supplyment quantity, we also draw out that there are oversupply in merchandise residence, while the obsense in economical residenced.At last, through the analysis between the supply and demand and the forcast analysis on the development of the housing market, the porblem in the housing market was induced and the increased rate of the personal averange living area during the future decade was forcasted. Beside, some directive policies about how to develop economical housing market in Xi'an was also provided.
