Information technology with high speed, broadly-covered areas and high transmission efficiency makes these decentralized urban real estates remain holistic. Highly developed transportation industry reinforced the trend, and makes many real estate developers bear the suburban real estate developing.Decentralization of urban real estate in China includes reverse-centralization and local recentralization. The former needs to be protected from the urban becoming hollow, and the latter needs our more attentions to make these recentralized real estates centers to be an integrity. Based on these thinking, the paper presents a concept of distributed urban real estate space. The distributed planning mode of urban real estate space is put forward based on the concept. This kind of planning pays much attention to decentralization and cooperation, and therefore is a kind of higher level planning method. The distributed urban real estate space has a network, which includes nodes of real estate centers, sub-centers, units and some independent real estates that fully interconnected by distributed traffic network.. The real estate network is arranged by perfect harmonizing mechanism.Distributing process includes four steps, i.e., decentralization, expanding, interconnection and cooperation. The paper analyzes the decision-making method of the four steps. Some key effects must to be reflected to accomplish distributed planning of real estates.Decision-making of decentralization is a key step during distributing process. The paper sets up a model of optimization decision-making of urban real estate space to answer two following questions, when to decentralize and how to decentralize. The model is a coarse-grained one which perhaps is useful in systematic level decision-making.
