International New City Development Project Scheming

This thesis puts forward the International New City engineering project of Baotou, which is the old city reconstruction of Tuanjie Neighborhood 11#. Approved by the Baotou Municipal Government, this engineering project is now jointly developed by Baogang Real & Estate Co., as the land investor, and Baotou Aohong Real & Estate Co. It is supposed that this residential area will be brought a brand new outlook with its 131,800 m2 for residence, 9,300 m2 for commerce and 1,400 m2 for public services instead of its former shabby appearance upon the completion of the reconstruction. This project will thoroughly improve the residential conditions for the former dwellers of that neighborhood.For the reasons of the domestic old city reconstruction policy, besides the more than 80,000 m for the residential relocation, only 40,000 m can be used for commercial trade, which, in some sense, raises a great venture in the investment capital. Hence, based on the analysis o f the current Real & Estate market and the financial evaluation of the reconstruction project cost and expenditures,this thesis brings forward the blue prints for the whole reconstruction project, schedules the project construction and quality supervision plans; conducts relevant research on the enterprise image-building, strategies of price controlling, project investment, project venture and project uncertainty analysis, which shows valuable clues to the project feasibility.Approved by the Baotou Municipal Government in Jan 2000 for the old city reconstruction project for Tuanjie Neighborhood 11# and committed by the municipal government of Kun District, Baotou, Baogang Real & Estate Co. and Baotou Aohong Real & Estate Co., this thesis demonstrates the real constructing progress of the project in paper.This thesis not only plays a crucial role on the project decision-making, but also will display a great reference on Baotou city construction planning and the Real & Estate investment decision-making in this couple of years. And it will undoubtedly the running and management of the Real & Estate enterprise in Baotou.
