In china, the actual property right system of farming land resources is different from other country's, which determines the particularity of farming land resources market and price formation mechanism of our country. For that reason, it is necessary to make a study on farming land resources'price formation mechanism and evaluation method according to our country's characteristic. On the other hand, there is a lack of integrated knowledge about farming land resources price formation; at the same time, farming land resources evaluation method is limited to economic value, with imperfection even blankness in social value and sight and ecological value. This article considers that farming land resources not only possess the economic value of capitalization of land rents, but also have social value and sight and ecological value. The paper uses primary standard land price method ,transform-use price method and land expropriation price method to research farming land resources'price, which reflect the economic and social value of farming land resource scientifically and objectively. Additionally, the article is mainly focused on price formation mechanism,price influence factors ,evaluation methods and management of farming land resources. In this paper, qualitative and quantitative analysis method,demonstration analysis method are adopted. The thesis makes an instance evaluation about Guangxi province, Yongning county. The evaluation method is scientific and practical by verification, which can act as a source of reference of theory and method study about farming land resources evaluation. The research obtains new ideas as follows: 1 The ecological value of farming land resources is realized, which will broad the meaning of farming land resources price. 2 farming land resources rents have an effect on prices. farming land resources rents are economically realization form of property right and include differential rent,absolute rent and monopoly rent, which influence farming land resources'prices to a certain degree. 3 The price fluctuation mechanism of farming land resources. farming land resources are influenced by rental,discount rate,supply and demand condition,and inflation rate. All in above, the research not only has application value practically, but also blazes new trails and attempt theoretically. It's believed that the theory and method will be perfected and popularized by ceaseless practice. |
