In recent years,with the rapid growth of the number of aging population,China has gradually entered an aging society.Many pension problems have followed,and the demand for pension real estate is also growing rapidly.However,long return cycle and across many fields,developers are powerless.The traditional government supply model is inefficient and can no longer meet the existing demand.The introduction of PPP model into pension real estate projects,making full use of the strong financial and technical advantages of social capital,can not only alleviate the financial pressure of government departments,but also improve the service management efficiency of pension real estate.There are many participants in the PPP project of pension real estate,and the external environment and internal environment are complex.Therefore,the key to the successful implementation of PPP project of pension real estate is to carry out risk assessment and risk prevention.At present,the research on PPP project of pension real estate mainly focuses on the selection of partners,pricing mechanism,government incentive mechanism,determination of concession period and other aspects.There are few studies on risk evaluation of PPP project of pension real estate,and the evaluation index system is not perfect.Firstly,this paper expounds the basic framework of the elderly real estate project,analyzes the definition of the elderly real estate project under PPP mode,and classifies different projects in PPP mode.Then it analyzes the characteristics of the pension real estate project,and through the in-depth study of this characteristic,it focuses on the initial index system of the risk assessment of the pension real estate project,mainly from six aspects,to ensure the comprehensiveness and effectiveness of this analysis,and to screen the indicators involved in each aspect.Finally,the comprehensive evaluation model analysis method is used to analyze the risk system,through the study of Nanjing a project as the object,find out the existing risk problems,and then put forward reasonable measures to avoid the risk.Through the final research,it is confirmed that the risk research of the pension real estate project under PPP mode is of great significance,and many index evaluation systems and models have strong practicability.
