The real estate industry has entered the "silver age" from the "golden age".A single residential project cannot meet the needs of contemporary customers.With the continuous increase of the elderly population in China,the products designed specifically for the living needs of the elderly in the real estate market are very scarce.It is clearly stated in the "Healthy China" strategy: By 2030,the total size of the health service industry will reach 16 trillion,and China's pension industry will usher in the era of "silver economy".This paper analyzes the living needs of the elderly through Maslow's hierarchy of needs theory,combines the life cycle cost management theory and value engineering theory,and uses the analytic hierarchy process to establish the optimal index system of the pension real estate project plan,and carries out the cost design of the pension real estate project.Optimization research.At the same time,combined with the current state of the market for the elderly care project survey,a questionnaire survey is used to select the most important geographical factors,environmental functions,basic supporting facilities,traffic conditions,and medical supporting facilities for the elderly as indicators of the elderly real estate project.In the plan optimization stage,combined with expert review,through an empirical analysis of a pension real estate project,the lowest cost plan is selected while meeting the living needs of the elderly group,and at the same time a perfect pension service and medical supporting facility system is built to design a more suitable for the market needs.The residential pension real estate project plan provides reference for establishing the optimal function and lowest cost plan.Finally,this paper discusses the research by citing empirical cases,and conducts research from the economic and social benefits brought by the project forecast and evaluation,through the analysis of various financial indicators,shows the feasibility of the pension real estate project.This pension real estate project uses the health valley as a carrier to create a new healthy old-age pension method of "a family of three generations and two residences".At the same time,professional institutions provide professional services to create a diversified and diversified combination of medical and old-age pension service methods.The vibrant bowling community of "Beitang Distance".
