Along with rapidly development of real estate in the nation,lots of developers emphasize project schedule while construction design management are neglected in project prophase should have our attention,which leads to frequent design alterations,uneconomical design products and serious waste of investment.In fact,we are just at the beginning of contruction design management,which demands further enhancement and improvement.In order to restrict design alterations,design mistakes and uneconomical design to minimum,the prophase of real estate project is divided into three parts-phase of plan,preparative phase of design and phase of design to analyse all kinds of uncertainty factors which affect design quality and bring forward the corresponding and relevant measures to reduce design risks.Finally, we apply unclarity relevancy theory in modeling plan&design risks based on these uncertainty factors for risk classification.Meanwhile,aiming at the effect of design worktime on quality,GM model is applied in decision model of optimum design worktime.Both of models are fairly valuable in real estate project.
