As an important practice field of land evaluation theory, classification of arable land has been an emphasis measure of conversion from management in quantity to synthetic one in quantity and quality on land. Appraisal of arable land doesn't only advance reasonable scheme of land assets, but provides land-value gists on compensation of land confiscation and flow of rural collectivity land usufruct.Methods which have been adopted by the arable land classification in Wanbanlin district are Ingredient method and the Modifying of Reference units. Evaluation of norm land-value is measured by Income Capitalization Method, basing on classification.Thought of Ingredient method: confirming the objective of classification; plotting classification units; ensuring ingredients of classifying, including those weights, then compiling tables of classification ingredient values; accounting indexes of unit classes; plotting the arable land classes and testing results.The rationale of Modifying of Reference units: Firstly, adopting the natural quality ingredient reflecting connotation of classifying, to modify fruits of gradation (C_Li) and receiving values of the natural quality ingredients (P_i) .After calculating values of the location ingredients (R_i) , summing two values for gaining values of classification units(H_i), according which plotting the classes of arable land.The technical route adopted by evaluating norm land prices in Wanbaniin: basing on classifying the arable land, building the model connecting values of units with land-values, in order to appraise norm land prices. These may be generalized to be a Synthesis model law, which is used to computing norm land-values of the arable land.By a case study on classification and assessment in Wanbaniin , proving that basing classification, after building the model relation connecting values of units with land-values, exerting the Synthesis model law on appraising norm land-value of the arable land, is feasible and reasonable on science.The assessment can be based on the classification within the scape of county, that have some advantages.
