Suburbanization is a stage in the process of urbanization. After the rapid development of urbanization, most of the cities will come into the stage of suburbanization. The behavior of the suburbanization is the movement from downtown to suburban of the population, industry and commerce etc, and as a result suburbs develop quickly. In western developed countries, large cities came into the stage of suburbanization at beginnings of 1920s and reached the peak at the 1950s or 1960s. From the year of 1996, some scholars have done lots of study on China suburbanization and some researches show that Shanghai entered the suburbanization stage at the beginning of 1980s. Till now, trough the development of more than 20 years, especially since the 1990s, the influence of Shanghai suburbanization on real estate market has become more and more obvious.This thesis using the dynamic method carries on an influence of suburbanization on real estate market of Shanghai on the whole. Starting with analyzing the suburbanization background , has defined general course of city development and suburbanization concept, has introduced U.S.A. and Shanghai suburbanization basicoverview, besides analyzing the suburbanization motive force mechanism, suburbanization characteristic, have also analyzed the suburbanization to the influence on society, economy, culture, etc. Then according to the train of thought that suburbanization makes population, industry, urban plan and culture change , and subsequently reduces real estate market to change, has studied the relation between suburbanization and development of Shanghai real estate market, laying emphasis on the real estate position, form of development of real estate, real estate price , idea of development and purchase. On these basis, discussed the questions about Shanghai real estate market structure, land development, auxiliary establishments, city hollow, etc, and came to a conclusion that in order to make sure real estate market rapid and healthy development must swim with the tide of historical development and stick to act in agreement with suburbanization, the key of realizing the goal is holding planning management and land management.
