Presently, the main cities set up National Land Corporations or Land Reserve Centers one by one, to launch market-featured management of Urban Lands, and the market-featured management of Urban Lands has bloomed around the Nation. The most significant alternation that the market-featured management of Urban Lands brings is that it proclaims the end of a freely-transfering land use age, also it proclaims the coming age of a compensated,time-limited,ambulatory Land Use System. At the same time , the market-featured management of Urban Lands also brings essential changes to the capturing means of managemental Exploitive Lands such as commerce,tourism,recreation and commercial house etc.The land is one of the most basic and important elements of Real Estate Development, and Land Cost is about 30%-40% in all the cost of Real Estate Development, even up to 90%. With the market-featured management of Urban Lands going on, the ratio of Land Cost to Real Estate Development cost is going up. So, how to get the exploitive lands by lower cost is extraordinary important for Real Estate Development corporations, and the research on the course of the market-featured management of Urban Lands,the means of market-featured management, especially the land price appraisal is of far-reaching practical meaning.On the basis of collection of abundant information on the market-featured management of Urban Lands,land price appraisal and bidding model from the home and abroad, this dissertation summarizes the course of the market-featured management of Urban Lands, introduces the widely adopted Urban Land reserve models and the means of Urban Lands market-featured management, analyses the problems that the market-featured management of Urban Lands faces; and analyses the Remanent Analytic Method of the land price appraisal subtly and systematizes its proceeding; and sets up the Freidman's Model,the Best Profit Margin Model, moreover compares these two models; further more, this dissertation establishes Game Theory Model of the land price appraisal by referring to Game Theory; at last, this dissertation do demonstrative analysis with the models above, through invoking the bidding information of a Real Estate Development corporation.
