Property management in the modern sense is led into mainland from Hong Kong in the past two decades. As China's economic development level and long-term impact of administrative measures planned economy, China's property management and the laws and regulations in the structure, systems, content, law enforcement, etc. still have many deficiencies; the management of property management companies is also not very standardized and scientific. This article discusses property management through the research on relevant legal issues, the status and defects of China's legal system of property management and the concept of future legislation, so as to commitment to give full play to existing laws and regulations related to property management role, to enhance their practical and operable, and to promote China's property management laws and regulations formalized, standardized and scientific, to promote the healthy development of China's property management.This article consists of five parts and other two parts, which are introduction, conclusion. In the first part, the author starts with easily evoked problems in property management, and analyzes the causes, then led to the necessity of this paper studies for property management. Unclearness of ownership is the root cause of disputes of property management. The second part of this article is the definitions of property management concepts, and then this article analyzes the kind of administrative right of property management from the perspective of property law and the consequent contractual issues of property management. The third part combines our country's "Property Law" and the terms which are close to property management, analyzes the real impact of the laws on property management, and discusses the meaning of this law in resolving disputes on property management. Because there are many legal disputes on the orientation of the owners of the General Assembly and the owners of the legal status of the Commission, Part IV of this article is to analyze the legal status of the two, thereby reducing the property management disputes. Part V focuses on China's current status of property management legislation, and property management shortcomings in legislation, and then puts forward a proposal about consummating our law and code of property management, which is the real meaning of the article. Finally, in conclusion, the author combines the national conditions of building our socialist harmonious society, making an expectation of the development of property management in China.
