The Research Into The Influence Of The Real Estate Industry On Jiangsu Economic Development

The national economy is a huge and multi-lagered system made up of many industries. The role of each industry is different in different periods and stages. It changes with time and the development productive force. The real estate industry being cross industrial, and high in additional vaule has become an indispensible part in the growth of national economy with its high relevance and diffusing offect. From the viewpoint of industrial development, this thesis attempts to analyze quantitatively the characteristics in the functioning of the real estate industry in Jiangsu province and to conduct a study of the influence brought about by the real estate industry on the development of Jiangsu national economy using the analysis of input-output. The various measures that should be taken are also discussed in the thesis to ensure the sustainable and healthy development of the real estate industry in Jiangsu province.This thesis first deals with the related concepts in the real estate industry, followed by a detailed analysis of the internal relations between the real estate, its industry and its markets. Based on this, the author structures a basic framework of the functioning system of the real estate industry. Furthermore, the thesis presents a both detailed discussion of the status and roles of the real estate industry in national economy and the analysis of the influence of the major economic variables of the real estate on national economy.This thesis reports a study on the basic characteristics in the functioning of Jiangsu real estate in terms of the total investment, investment structures, total amount of supply and market, price, numbers of the real estate enterprises, the extent of relying on the bank, the land reserves of estate developers, etc. Choosing GDP as the major reference index of economic growth, the author of the thesis analysizes the relationship between economic growth and the investment in the real estate and the contribution of estate industries to the growth of Jiangsu national economy.Based on a detailed analysis of the internal relations between Jiangsu estate industry and the development of related industries. Using the analytical model of input-output, the author works out the coefficients of direct consumption and complete consumption in the investment of funds and manpower and the production of prufits in the estate industry, thus indicating the driving effect of estate industry on related industries. In addition, by working out the coefficient of effect and the coefficient of sensitivity, the author analyzes the affecting extent of the relevance of industries in the real estate, investigates the induction degree of the real estate industry to production,and studies the Characteristics of added value of the real estate industry and the coefficient of the initial investment. Therefore, this thesis presents a comprehensive and multi-dimensional study of the influence of the real estate industry on Jiangsu national economy. The results predict that the output and price of the related industries in national economy changes with the output and price of the real estate industry.Based on an intensive research into the influence of the real estate industry on Jiangsu economic growth, this thesis probes into the major problemsin the development of Jiangsu real estate industry at present stage, aiming at the corresponding measures taken to ensure the sustainable and healthy development of the real estate industry. Following an analysis of the corresponding macroscopic policies, this thesis finally makes a prediction of the development trends of the real estate industry in Jiangsu province in the future.
