Thanks to the open reform, Chinese real estate market developed quickly, and the real estate industry has become the pillar industry. But due to its late starting and imperfect development, our real estate market presents some typical basic-level market characteristics, just as some obvious fluxion undulations. Under such situation, in recent years, the Chinese government has carried on a series of macroeconomic regulations to make the real estate market under control, the new turn continues to the present. What kind of change did the government's regulation bring to the real estate, what kind of questions did it have , what the government can do in the future to regulate the real estate industry are all the matters that this thesis will analyze and discuss about. On the basis of the macroeconomic regulation and control police analysis, this paper carries on the economic analysis to the real estate macroeconomic regulation and control from three aspects: the financial policy, the agrarian policy and the tax policy, subsequently it analyzed the policy existing problems and gave law suggestion. First, the text analyzes the questions and the reasons that exist in the estate industry. For example, the price of the real estate is very high and so on. In order to solve the questions, the government carries on some macroeconomic regulation, but still exit some questions. So the government must use law to regulate the real estate. Then the text gives the most important part is that the questions that exist in the financial policy, the agrarian policy and the tax policy and give the law suggestions. The text divides into five parts. First, the introduction part has mainly expounded the research motive, the methods and the way of researching. To give out the law analysis to these regulations, and to measure its advantages, successes and failures, is helpful in enabling the real estate industry a healthier, steadier development.Chapter one analyses the necessary to the estate industry .First, it gives out the simple background review to the regulation which began in 1990's; at the same time, it analyzes the questions and reasons. In the last part of this chapter, it emphasizes that the estate need the macroeconomic regulations of the country, the macroeconomic regulations of the country mainly include the financial policy, the agrarian policy and the tax policy .After all, this shows you the reason of such problem's existing: the market malfunction. On the basis of the former chapters, here comes chapter two. Chapter two does a clear analysis to the real estate regulation. It analyses three parts: financial policy, the agrarian policy and the tax policy. Then, does the analysis to them: the change which brought by these management and exist questions which exist. These analyses is the base of Chapter three; Chapter three discusses how to perfect these regulation from law aspect. Market economic is free economic, but at the same time, it is also the law economic. So in order to have the perfect effects, it needs to use the law to macroeconomic. The estate industry developed itself much stable and healthier.
