property management is necessary to survive, maintain and increase the value of assets. Initial property management is its beginning. It is prerequisite and essential to maintain the continuation of management. The main points of view in this essay include: Initial property management exists from the completion of constructions to the taken over of property management by companies selected by property owners' committee. The legal relationships of initial property management are new kinds of ones. They are the foundations in the study of initial property management. Although there are rules to guide the calling for bids and tenders for initial property management, the legal system of initial property management is far from perfect, property owners' temporary agreements are worked out by developers and are constitutions of initial property management. Initial property management contract is the written contract of initial property management, more detailed of its contents the better. The nowadays' standards of taking over and inspection of properties need to be improved in order to adjusting to the development of constructions. There are three parts. Part one, general discusses of initial property management. In this part, we compare and contrast social and legal relationships of initial property management. Part two, analyses and discussions on legal elements of initial property management, including it's subject elements, object elements and it's contents. Part three, legal characters of initial property management. This is the conclusion of general and special characters of initial property management.Chapter three, calling for bids and tenders of initial property management, focusing on the selecting of initial property management companies which we discussed in two parts. Part one, ways and rules of choosing initial property management companies. Part two, legal rules of calling for bids and tenders of initial property management companies, including principals, procedures of calling for bids and tenders of initial property management companies, and establish companies by developers own.Chapter four, property owners' temporary agreements.
