Although the problem of concerning real estate has extensively been an attentive and also controversial topic in recent years, the real estate industry in the our country is at present and the aftertime still will be the foundation and pillar industry for a while. The real estate industry and financial industries have the interactive relation of the shared glory and symbiosis, the development of the real estate industry could not get away from the support of the financial industry, the real estate credit is an important content of the financial industry. The loan from commercial bank is the most funds source for the real estate industry of the high-speed development. When the real estate market is heating continuously, the financial risk also accumulates gradually. The risk can be defined as the possibility of expected income. The bank loan is a main source of the development funds, therefore the investment risk of real estate and the loan risks are vitally related. Because of the complexity and indetermination of real estate investment, as the final taker of the real estate development item and load risk, the real estate loan still keeps the higher risk condition. This paper emphasized the methods of risk category, identification and quantification of the real estate loan, the causes of risk were further analyzed from several aspects, such as the correlation of real estate industry and financial industry, the characteristics and increase pattern of the real estate industry, the bank internal system of management and promotion and evaluation system. The growth speed of real estate surmounts the growth speed of valid demanding consumedly; the whole scale of exploitive enterprise is small, the liabilities rate is high, anti-risk ability is shortage; the abnormal industrial relations between the exploitive enterprise and constructive enterprise causes the twisted funds chain. These problems further cause risk and passed on toward bank. The bank inner is unilateral to emphasize the maximal profits of the present time, the inappropriate mechanism of inner encouragement pushes a great deal of bank loan to real state industry which have great demand for the funds, a strong connection between upward and downward positions( such as building the building materials industry and personal housing consume), and high interest income with long loan tenure. On the other hand, there are shortages of dynamic control in the right understanding of the real estate market information and the industrial risk, and the true information of customers in terms of management and system levels. These are important and inside reasons that cause the risk. This paper text discussed the prevention and solution methods of the financial risk of real estate from the position of commercial bank manage. It also suggested that the habit of robbing the market quota for long time should be discarded, the management principle of the risk adjustment and the inner evaluation mechanism should be set up, the item management should be started in the real estate loan management, the personal housing loan should be intensively managed, the housing mortagage loan should be in the form of securities.
