| With the further development of economic reform and our country' s joining to the WTO, the essentiality of the evaluation of land price will be showed more and more. However, the evaluation of land price is a new industry in China, so both the study and the industrialization must take a long way to mature.On the basis of the related GIS technology, methods and process of the land parcel evaluation, some major problems, which exist currently in the evaluation of land lot price in city Wuhan, are analyzed in this paper, then the signification of developing the land lot price evaluation information system based on GIS is given. In this paper, the aim, requirement and functions of system are not only discussed, and the abstract models and the applicability of the six kinds of evaluation methods used usually at present are but also analyzed.The system design principle, the system composition, the database design, the work-flow design, the system function and the user interface design in system design are discussed in details. This system is developed by means of VB6.0 as programming language, Microsoft SQL7.0 as the relational database management system and Maplnfo as the background server. OLE Automation technology is used to implement the integration between Visual Basic and Maplnfo. The system was tested and applied in the program of the industry land lot price evaluation of Wuhan industry stated Investment Company. |
