Since the reformation began in China in 1979, the real estate industry have developed rapidly and have become a main industry in national economy. Since the investment environment in China had improved continually, some foreign investors began to invest real estate industry in various formation. They will bring in advanced ideas and management model, and will stimulate domestic development businesses to reduce development costs and improve the quality of products. However, the foreign investors still have some obstacles, such as policy barriers, unreasonable marketing structure, irrational operation and so on.So far, the areas where the foreign investors have invested focus on Shanghai and Beijing. There are few real estate investments from foreign investors in Tianjin. The real estate market in Tianjin hasn't been a nature market yet, but it has developed rapidly and has a large development space. So it is necessary to study and improve the real estate investment environment in Tianjin, in order to attract foreign investors to put large investments in real estate industry in Tianjin.This thesis consists of seven sections: Part one, Introduction. This part introduce the concept of investment environment and the purpose of the study. At last put forward some new ideas. Part two, This part introduce relative theories and analysis methods of investment environment. Part three, This part firstly introduce the present situation of developed countries in real estate industry, such as US, UK, Japan. Then it introduce the history and the present situation of real estate industry in China. Lastly, compare the investment environment in China and some foreign countries. Part four, This part introduce natural environment, economy environment, infrastructure environment, legal environment, political environment and cultural environment in Tianjin. Part five, This part firstly put 31 provinces in China in order according to scores of investment environment through Analytic Hierarchy Process and Factor Analysis. And then analyze the investment environment compared Tianjin with six provinces before Tianjin. At last find out the problems of investment environment in Tianjin. Part six, The measures to improve the investment environment in Tianjin;Part seven, Conclusions. To conclude achievements and defects of this thesis.
